You are welcome. Best to you during this major process. Hope everything comes out well and you get to enjoy your new home after all the work. We are happy to be in a new build house after living previously in a 200 year old historical house back east.

High Efficiency (HE) is not solely available in a front-load washing machine. There are dozens of top-loading HE machines on the market for 5-6 years now--our current 2 year old set includes a top-load HE machine. HE typically means less water use because of sensor technology, slightly longer wash cycle because there is no agitator, and a spin that extracts more water leaving a finished load drier = less time in the clothes dryer.

Some people prefer the traditional top load because the dirty laundry is physically agitated by the spindle, but one can enjoy the HE features in a top-load without the issues of leaking seals or hidden moisture trapped in the seal of a front-load.
