DEFINITELY bring a compass with you when you visit in February. Avoid any lot where the placement of the home entails significant window exposure to the West. The solar gain through windows is significant and very unpleasant in the summertime.


For semi-custom or custom builds, specify exterior walls that are 2x6 rather than 2x4 studs. The 2x6 studs give more space for insulation. I would specify blown cellulose (basically ground up newspaper) over Fiberglas batting. Specify the minimum R-rating of all insulated walls. Specify sound insulation in interior walls. I would pre-wire for solar photovoltaic (solar electric) panels; that includes the mounting stanchions on the roof and the disconnect next to your power meter. Specify solar water heating panels for the swimming pool to extend the swimming season. I'd also do some extreme attic insulation - I prefer "cocoon" insulation up against the underside of your roof rather than on top of the sheetrock of your ceiling. I'd also specify higher SEER HVAC systems with multiple thermostats in multiple locations. I'd specify Level 5 sheetrock finish, require priming prior to painting (a separate step frequently bypassed in lower end homes) and specify a very high end washable interior paint. Specify rolling rather than spray on the final coat. Low-E windows. Electric outlets for motorized shades. Water softener loop. Consider integrated outdoor misting system. Epoxy the garage floor slab. Specify "Superflat" main floor slab, which results in a far flatter slab in every direction than a typical random traffic slab, and specify that finish flooring (tile, for example) conform to that same spec. For bedrooms, specify a high end carpet pad rather than junky rebond carpet pads. Ensure plenty of light cans and ceiling fans and under-counter lighting. Prewire for security alarm system and for a camera surveillance system together with network recorder. Specify a fully insulated garage door, and consider a garage AC system. Specify drip irrigation (probably standard) with integrated liquid fertilizer system.



The list goes on and on and on... and of course you'll discover your wish list exceeds your budget. That's when the fun begins: you start cutting back from your wish list.

Good luck getting any of that in a semi-custom build. None of the builders doing semi-custom offer much on your list, maybe some in homes well over $500K. Nice list and good information though, lets us all know how poorly most houses are built because most of it is not going to happen.
