If you buy now instead of renting, given the upward trend in LV housing prices, you might make a lot of money in 4-8 years. Rent seems to be rising on a regular basis too, so that cost may go up a lot. Las Vegas is a unique market. Look at your options and plan for the term you will be here. If rent rises a lot every year, you may get priced out of the house you rent in the near future.

Are you saying Las Vegas is a good time to buy? Do you not think the market will tank?

At this point no indication of a Las Vegas crash. Only way that is likely is a US crash and that does not seem likely. The local economy is running well on all 8 cylinders and shows no local problem.

In the normal course of events you need around 8 or 10% appreciation to break even on a home purchase. The only way that will not happen in four years is that we hit a big us recession. Not impossible. But no indications at the moment. In fact the middle projection suggests you will be ahead in less than 2 years.

You might have a hard time finding a rental that will allow 3 pets.

This is very true. Or if you find something, it will be very low end rental...where you probably don't want to live..

I suggest you look on www.zillow.com to just get a feel of what’s available for rent listed by both private (who use zillow a lot) and real estate repped properties. I always look for properties near Trader Joe’s — not b/c I’m a customer but because TJ’s only opens stores in desirable areas. Target, for real??? They are everywhere.
