My rental is going on the market this summer. Buying a place with the equity in Michigan and moving in 2 years.

Under 325k is still hot. 13 of the last 16 listed in that price range in my neighborhood (Green Valley Ranch) sold in under 30 days.

Under 300k is non existent in my neighborhood.

I’m selling my house in Green valley Ranch too. I’m moving back to Ohio. By the looks of my subdivision to trend for the hood is not good. In just the last three years I have seen a substantial decline in people. Multiple families living in one house, junk cars and a HUGE increase in theft. Most of these newcomers are from California. I have gotten a P.O. Box because myself and neighbors constantly have deliveries stolen. I have cameras, but the thief’s don’t care. I think now is a great time to get out.

I'm so disappointed in the people too.

This is the part of town with the highest percentage of college graduates and zoned for public schools with the highest test scores.

Yet the residents of the area don't know how to spell thieves.

I thought you lived near a drainage ditch in Anthem.

Green Valley Ranch prices were stable most of the year but up significantly in the last quarter. A bit over 10% for year over year. Now at an average of about $205 per SF. Wide range though $145 to $380 per SF. The high per SF are pretty much all small.

That is not characteristic of a slipping neighborhood.

The same troll keeps joining with different user names all intended to trash Green Valley and Anthem.

Recently joined saying he lived in SCA and there were squatters dealing drugs and smoking crack in the open. And said the HOA is aware. I know this is not true because I am on the local patrol and we have direct knowledge of all reports w/i the HOA.

Earlier joined and said he lived on Golf Course in SCA and had been notified the golf club was shutting down the golf course. (Totally untrue)..

Unfortunately new users, seeking valid info on areas in the LV Valley don’t know this.

I hope your not talking about me. I can guarantee this is true. I wish it weren’t. I have the police reports to prove it! I’m on Goldcreek near Madison Heights. If your actually interested in helping instead of calling me a liar could you give me the number for the person in charge of patrol? My neighbors and me are in a living hell.
