I知 no troll. In reference to going downhill I知 not just talking about my neighborhood in Green Valley Ranch, Vegas as a whole. I have friends in Silverado Ranch and NLV who have observed the same thing. This town has changed dramatically since I got here. On my street 75% of houses are rentals. The people living in these place are California rejects. These are the kind of people who think nothing of throwing trash out their car in front of my house and letting their dogs run loose throughout the neighborhood. Absolute trash. I can only imagine what it痴 like in Sunrise Manor.

So you live on a bad block and don't like it, just admit it poster with all of three posts. Silverado Ranch is not going bad, sorry to tell you. Demand for my rental there has never been stronger and I know three people who paid good money to buy houses there recently. I don't even care to live in Vegas anymore but stuff like this nonsense needs to be called out. You don't have facts, you don't have a sense of reality, you just have dislike and try to sell it as truth covering a city of 2 million.

Default January is in...

SFR median at 300,000. So up a percent or so from December.

But inventory is up to 4.2 months. So one would expect increasing downward pressure.

March we will see what is going to happen. I suspect we are going to maintain significant growth...but who knows?

But no price break in the low month.

So inventory is up significantly and median price is also up but sales are down, this means that most of home sales is somewhere above 300k and probably not much inventory below 300k,

My home has been listed for 4 days at 254k. No offers yet

My insider info on the local housing market: 89012.

Hot market: Year-plus without seeing more than 2-3 "Open House" signs within 5 blocks of my home.

Now: Every corner littered with "Open House" signs on Sat-Sun. When things slow down, agents work harder. Drive careful! Don't hit the car blocking a travel lane with hazards blinking while the driver is putting out the sign and finding rocks to hold it in place.

I saw a realtor stop in the middle of green valley parkway yesterday during rush hour to put up their sign in the median. Nearly caused multiple wrecks. He looked completely oblivious.
