For the first time, Zillow is showing my house value going down and 1 year forecast is 4%

Even the house that we sold last June Zillow shows down $10k from June

It’s the interest rates!

Cheapest new construction anywhere close to me is 350k, and it's surrounded by apartments.

My house is valued less by 5% in Zillow, same goes for Redfin, market has peaked and this is probably a start for a downturn, we will see during the buying season starting in March and through the summer, if the trend is not reversed then it is confirmed.

I donít believe one can ever rely on Redfin or Zillow. I have an investment house thatís among the nicest in the neighborhood and those houses have been selling for $50K higher than my ďZestimateĒ ó likely because zillow regression analysis uses property tax basis and purchase price in its market estimate developments.

The estimates on Redfin, Zillow etc. arent accurate. Redfin shows ours as 15k more than we paid.
