Driving around the valley I see apartments springing up like weeds after a rain. This market IMO is overheated. Way overheated. Down the road there will be a lot of dumpy apartment complexes strewn across the valley.

They are bad estimates...... waayyy off on several of my Dallas properties and also off on our Anthem place. You canít believe either Redfin or Zillow.

Those zestimates are often inaccurate. Here's an investor in LA explaining how they are often not useful in valuing a property. They can be a good tool to see where the value of your house generally is, but there are certain metrics that they cannot measure.
