Hi,
What are your thoughts on neighborhood differences of Summerlin vs Southwest?

Originally I was focused on Summerlin area, but after looking at Southwest area homes on YouTube those homes seem much newer and somewhat cheaper.

I'm moving from Santa Monica, CA with my husband. We're in our late 30's no kids and want a neighborhood that's very quiet; not too populated.

Summerlin is great for a quiet, low key lifestyle. Many homes/neighborhoods there were built in the late 1990's and in those gems you will find that kids have flocked away to college but the parents remain, which is pretty nice for an otherwise transient city.

Queensridge, for example, is a wonderful community. I lived there for 8 years and did not encounter any kids at all in the last 2 years. In fact, it seemed my wife and I were the only people to ever use our backyard there -- nobody ever bothered us from within and no crime aside from your typical neighborhood riff raff.

its a community within Summerlin.... huge money.... the condos go into the millions

Here are few of listings from Queensridge - that is luxury community with HOA $1000+/mo:

Comparing this luxury community with southwest LV which is still under development is like apples and pears... But there are other nice communities as well in Summerlin..

I would suggest check Northwest area as well - below beltway 215 and west from 95N.

That is why I suggested Summerlin, in an older neighborhood like QR. The usual CA expat suspects can't even touch that area and never will.

That link is beautiful but definitely out of my price range

I'd prefer a townhome or single family home with 2bed/2 bath - max $2000/rent

I was just curious how different are the neighborhoods.
