We're moving to Henderson and considering buying a Condo in the Green Valley area. My question is.....Are Condos built to sound proof the neighbors more than apartment buildings? What are some of the pros and cons of buying a condo?

Is this an investment or will you be occupying it yourself?

I’ve owned a few condos. In general, I find it a positive experience. Pro’s & cons:

Cons:
If not built correctly, all the issues of apartment complexes as far as sound and parking issues
Hallways/elevators almost always have litter and doggie droppings from time to time (same as apts)
As an owner, you are still responsible for any repairs within your unit.
HOA fees
Potential for Badly managed HOA which can result in assessments and favoritism toward selected contractors and services to certain residents
Potential for bad neighbors sharing amenities (pool, green spaces, etc.) same as apartments

Pros:
Exterior repairs and maintenance cared for by HOA
Property usually maintained to community standard, doesn’t “go downhill” like apartments
Often great locations at more reasonable pricing than nearby houses
Often have good security
On-site management (if applicable) can take your mail and packages
In right condo complex there is often a good sense of community
HOA will often work on addressing rule-breaking neighbors
If bought right, lesser monthly payment than comparable rentals

Thank you for taking your time to type all of that for me. We've been on the fence with condos for a while but it seems that all of the regular homes in our price range are older homes , many of which are modular off of Boulder highway. Our number one concern with condoes was noise from neighbors and not having a backyard. On the flip side the condos were looking at are much newer than the homes we were looking at so I'm thinking that the electric bills won't be as high and I'm really liking the idea of a gated community. I guess it's worth the trade-off .
