Single story homes I'm looking at are closer to $195/sq ft and higher. Wish I didn't feel like I'm too old to deal with going up and down steps! My knees and ankles aren't very happy going down steps now, hope it doesn't get much worse as I get older.

Did you get any window treatment included in the price of the home? That can add up fast. Up to you what you spend to landscape the back yard. Don't forget irrigation if you put in plants.

Congrats on your purchase. I'm looking to buy as soon as I can sell my house in Florida. Can't wait to get back out there and start looking.
Yup, two story home (our preference) with a guest bed/bath downstairs. I donít think window treatments are included (not even sure what that entails tbh) but most everything else is included.

Hereís a partial list of whatís included:

Anyhoo, weíre super excited, picking out the flooring, and trying to figure out how much to budget for whatís not included. For the backyard, Iím going to budget $8k. Hopefully thatís enough. Donít really have a need for a magnificent backyard but I wouldnít mind some trees for privacy / shade.

What is needed for window treatments? Is that for solar screens?

Thanks everybody for the advice!

Window treatment is roller shades, shutters, drapery etc. You want something to control light and heat from the sun coming through your windows.

You can of course hang sheets over the windows in your bedroom if you don't want to pay for window treatment but want to sleep past sunrise.

I looked at Lennar homes in Heritage at Cadence. I'm tempted, one floor plan worked well for me and I like the high tech smart home stuff that is included. Demo of it was impressive.

Ah, gotchya. The home does come with 2Ē faux wood blinds which is good enough to start off with. Iím very impressed with Lennarís standard options. We upgraded to two tone paint, stainless steel appliances, and upgraded flooring. Their incentive package will likely cover most of it (weíre still finalizing the flooring). As of now, looks like weíll have to come out with an additional $4k total out of pocket over list price. Not bad at all.
