Mountian's Edge lacks shopping and dining as well as any reasonable traffic control system, lot's of REO's out there as well but definitely an up and coming area. None of these problems exist in Summerlin (plenty of shopping and dining, plenty of roads in and out) but of course is the most expensive area of the 4. As far as schools and general neighborhood demographics go, I would say that all 4 are very similar (not 100% about Mountain's Edge schools though). I live in 89131 and I absolutely love it, except for the commute (I work in 89119, SE of the strip). lHowever, coming from OC I don't think our paltry traffic will be much of an issue.

On another note, where in OC are you coming from? I was born in Fullerton, lived in Newport, Buena Park, Costa Mesa, Fullerton, spent some time in Laguna and Dana Point and ended up in San Diego. Don't miss the 60, 91, 55, or 57 during rush hour or on a weekend evening.

We (me and my new wife) really had our hearts set on southern highlands, but after seeing the nw 89131 area and how much cheaper it was compared to the 89141,89178,89044 and summerlin we are seriously thinking of getting a place over there. Although we spent alot more time looking and driving around the other locations compared to NW, we dont know exactly how it is to drive around there going back and forth from the strip.

But you are right about the commute issue,we are so used to traveling from downtown LA area to Anaheim at about 1 sometimes 2 hours on rush hour.

Grew up in west covina, but after being a victim of a car jacking and getting shot back in 93, my mom decided to move our family to OC by Newport Beach Nike town area. then moved to City of Orange and now Anaheim by the 57 and 91..You are so right about the 91 55 57 and 60 that is my daily route haha.

I think you are a car enthusiast from the other post you have that i have seen and by your name here hehe..we have something in common if this is the case, but i have been into imports most of my car life.

thank you for your help sir.

Children involved? Then Summerlin or Anthem followed by 89131 than Southern Highlands and then Mountain's edge. None have "bad" schools.

Working South Strip? 89044 or 89141. The others all have longer commutes...though all the commutes are likely livable. It can be hard to get out of 89131 and 89178.

Name your poison....
You are absolutely correct on the summerlin issue on our budget. and yes i have found a couple close to the 200k range. It is a newer place that might have been hit harder.

Exactly what i thought about the 89131 ,more bang for the buck.

Yes i do have a 15 yr old son, school is an issue also. But i believe its all in how i guide my son and maybe a lil bit of his school environment and his friends that he would be hanging out with.

On our next trip out there we will be driving around the 89131 area so we can get a better feel of the area and find out for ourselves how it is on the commute.

thank you for the info sir

I live right around the corner from Arbor View H.S. Definitely one of the better ones in the valley. Let me know when you come out again. Maybe we can meet and I can show you around the area a little. Wouldn't be a big deal, I do live around here.

And yes, I am a major car nut. Mostly euro's and exotics, but I have respect for most automobiles.
