Every OD house we looked at was at 60 days plus last week and we checked out about 10 in the NLV area around the VA.

The chances of deals falling through for me could be very high as I have a large house, 3000 sq ft plus. I should say I do have a realtor per se, however, I'm not paying for a buyers agent since they all work in the same brokerage, dual agent. So I'm only being charged 3% and thats it. OD and Zillow offer were way below I was looking for.

The problem I have is almost same house down the street from me bought by opendoor has been on the market for 70 plus days and 3 price cuts. My offer is a few thousands more than the opendoor house so thats why I think I got a good deal and works with my timeline. I just don't feel like risking it anymore since we are moving no matter if the house sells or not.

I do not know where you 60 day plus houses are, but look around 5928 Tamarack Lodge Ln, I own several in this community. Always are sought after, almost always 30 days or less on market. I have seen some in escrow in 10 days.

...most likely the County, as well, being that much of "Las Vegas" is actually unincorporated Clark County.

I told you before, its a "game" that is played.

-- Get the politicians to petition the federal government to release land holdings.
-- Politicians tell their friends and relatives to get ready to buy land.
-- Land is bought.
-- Poltiicans bend the ears of other politicians on city and county boards to change zoning laws.
-- Laws get changed.
-- Property gets sold to developers.
-- Property gets developed.
-- Sprawl increases and pushes further out.
-- Time to ask the federal government for more land again...
-- rinse and repeat, as many times as needed.

This is the model that Las Vegas grew on over the past 40 years.

Why do you think a shopping center built 10 years looks nearly run-down and abandoned and a new one is ALWAYS being built less than a mile from it?

I just typed the zip code for that address into Zillow and found a bunch showing 60+ just by clicking around the several hundred that were for sale.
