I have friends in the first tower (closest to the failed Fountainbleu). They are up high - I forget which floor, but above the 30th, and they like it. Their unit is about 6800 SF if I recall correctly, and their HOA used to be about $4K/month - but that was a decade ago; I don't know how much it is now. They just have their housekeeper do all their grocery shopping for them. They like the "lock and leave" aspect, as they go on 2 or 3 extended cruises each year.

Yes, the "lock and leave" aspect cannot be overlooked or emphasized enough . . . we have a place at the Jersey shore and I can't tell you how convenient it is to (1) be able to come and leave when you want, no matter what time of day or night it is, (2) not have to pay for lodging (we do get comped rooms in Atlantic City, but that involves potentially waiting in a long line to check-in/check-out and having to park the car in a large parking garage), (3) leaving all personal effects at the place -- clothes, swimwear, toiletries, sundries, etc (4) having enough room for the kiddos to play around, and (5) being able to prepare what meals you want when you want . . . there are a few other reasons but these were the ones that came to mind first. We have more than gotten our money's worth over the years, but even more importantly -- the experiences, memories, and family bonding is something you just can't put a price on.

Just for fun if we have anyone with too much money who really wants to do it up right.

This is a penthouse in 1 Queensridge. 14,000SF Swimming pool. 6 car garage. Association fee is $2500 a month.

It is actually a pretty neat building. The units are large and through the building...no halls...you enter from the elevator directly to your unit. Actually has garages built in the building garage.

I like your idea of "upscale yard decorations". Where do you get them? I saw a place that had metal cactus like you see along the roads here but can't remember where I saw it. Anyone know what I'm talking about?

I know there is one place I see on I-15 going southbound on the right hand side between Blue Diamond and Silverado Ranch maybe. I know the newspaper talked about the company that made the wild horses for the I-15. I can't remember the name, but I'm sure someone at NDOT can tell you.

It's going to be a slow process for me, as I'm working on getting rid of the palm trees first then will look into that.
