Thank you! That's what I was hoping to hear, but Las Vegas is a different sort of market so I wasn't sure. By references, I'm assuming you mean prior landlords? Hmmm. Haven't been a renter since the 90s, so that'll be out, but our FICO scores are also over 800 and are assets are pretty decent. Did you use an agent?

Immediately after I retired 9 years ago I rented a house in Sun City Anthem for a year to make sure it was a community I wanted to buy in. I used an agent, simply because I was also house hunting at the same time. My monthly rent payments were handled by a realtor. Proof of income was bank statements showing monthly deposits of Social Security and pension payments and investment statements. I had no problems. I have several friends in the area who rent who are also retired.

I did not have a landlord either but i had a mortgage---just as good if you can show good payment history. I did use an agent. He sent me options and got me access to the units. That is about all he did, but that is the standard way of doing things here, I believe. He was a native and had a wealth of information so that could be valuable.
