It is actually pretty rare. Don't believe there has been a suit involving anyone in our little Sun City Summerlin office in the last 20 years. It is also not easily accessed. You would have to go to the court records and fish it out. No list of such anywhere I know of.

You can get at Nevada RED violations but they tend to be pretty dull.

Most Realtor action tends to go off at GLVAR. That stuff however is not public.

We are continuing our search, thanks to the many suggestions we have found some areas we like.

I do have another question, it seems like every other listing we look at are empty houses. By looking at the property history, they do not seem to be flips but I cannot figure out why so many empty houses. Is this normal for the area or is this a glut of inventory? I have also notice lots of reductions in prices..Iím wondering if we should wait in that the buyer,s market may be softening up.

Any insight would be appreciated.

I noticed this too. Family and I saw a few houses in non age restricted communities and they were empty.


Did these people move out of state, downsized into a nearby condo or 55+ community, or accumulated enough wealth that they are able to afford 2 housing payments concurrently?

Doesnít mean they have two ďhousing payments,Ē the first house could easily be held free and clear and they just bought another elsewhere. Plenty of people either rent an apartment for a bit and move out of their old house or they buy a new house and vacate the old one, then sell it. Thatís what I did the time before last, I just held both condo and house for a while until the condo sold.
