I've found some conflicting opinions about the Centennial Hills neighborhood. I would appreciate any feedback from people on this forum who have ever lived there.


Particularly, I've noticed a lot of small homes (3/2, single garage, +- 1,300 sq ft) that all seems to sit on exactly 1,742 sq ft lots, they are priced anywhere from $225k - $285k. Built around 2005 for the most part. North of 215, West of 95.



Does the neighborhood vary a lot? There seems to be more expensive homes closer to the edge. I accept there would be some crime in the area and the schools are just average, but I'm wondering what it would actually be like to live in this neighborhood.

if its by the Durango Smith's, lots of cookie cutter homes.. but for 225-285, what's to expect?

its a decent area, but it doesn't have a community feel like the better areas in Henderson or Summerlin.

regardless, you are going to get good value for you money up there. the only drawback is you are far from the center of the action, if that is important to you. so, you might have a longer commute to work. I like the fact that this area is closer to Reno, which is a great city for a road trip from Vegas.

And very close to Mt. Charleston. Can be up there in under 30 minutes from my place in Centennial.

Definitely. I go up there about once a week, hang a hammock in the pines and read a book or take a nap. Its gorgeous, about 25-30 degrees cooler than the valley, and lots of spots to avoid the crowds. Often see wildlife up there as well. Deer, burros, wild horses, blue jay birds, and even saw a ring tailed cat once. I love it up there.

Several hikes you can choose from as well. I like Mary Jane falls, Bristlecone, and Fletcher canyon.

The Centennial Hills area is actually two rather different places. There is a big hunk south of Tropical that is in the Lone Mountain RNP. That is half acres and generally above $500,000.

There is a second smaller RNP area north of the 215 between Hualapai and Grand Canyon. Basically sandwiched between the newer piece of Centennial Hills and Providence.

The newer piece of Centennial Hills runs from Grand Canyon east to the 95. Commercial is centered along Durango. They were building up to ten or twelve per acre through there. Though some of those homes are pretty nice. Just not much square feet or lot size.

there is also a section of slightly larger homes along the south side of the 215.

i would think it a pretty nice and safe area. Mostly homes occupied by owners. Some rentals and a couple of condo complexes with significant renter populations but mostly pretty nice.

with the interest rates at historic lows, the monthly payment is lower. if I could, spend more, and get a bigger home and a bit more land.... 350 and you can get a decent home.

I don't live in the area but I can tell you the smaller track homes around farm and durango area are a hit or miss. Some of those neighborhoods in good shape but there are some that look like its either high renter to owner ratio and the homes are not kept up as well. I service pools in this area and I would think for the price then you get what you pay for. I have no idea about crime in this area but it is close to many places to shop such as sprouts, albertons etc..

I'm interested to hear more about centennial hills as well. It is one of very few neighborhoods with reasonable prices. Many houses are built in the 2000s. I find it odd that zip codes around 89149 (e.g. 89129, 89166, 89143, 89130) are more expensive!
