Default Where should I live in Vegas?

I am a recent college graduate from the University of Kansas and I have taken a job in Las Vegas. While searching for a home to rent I have realized that I know nothing of the neighborhoods in Vegas and the realtors are reluctant to show the neighborhood in their pictures. From talking with future co-workers I have heard that the southern areas like Henderson/Green Valley is the place to live. I have also seen that those are the more expensive places to live. So are there places around Las Vegas that are more affordable for recent college grads without sacrificing safety? I have heard Summerlin is nice any opinions?

I cant recommend Henderson/Green Valley, dont get me wrong, I have a few rentals out there, but its not that nice anymore. (unless your up in Seven Hills, or McDonald Highlands). Green Valley used to be the spot in Vegas, but times change, and now Summerlin is the place to be. More investment capital is being shoved that direction then any other part of the valley. The only problem I see is the price. Summerlin has not been hit as hard as other parts of the valley. Example: two of my rentals towards Aliante have dropped to what I almost paid for them 2 years ago. Another example would be in green valley I have some rentals off woodbine that are dropping quickly since of other foreclosures in the neighborhood. (since who wants to move to a deserted neighborhood). Im still a head a hair in green valley, but Im doing great in Summerlin. I have some rentals here (and live here) and right next to all the new developments going on at the Town Centre/Red Rock Casino, Ive lost almost nothing on my property here. Its the safest part of vegas, and people are friendly here. (I actually know everyone on my block, which is rare out here). It also stays cooler on this side of town due to the alluvial fan from Mt. Charleston. (about 5 degrees cooler then Green Valley, and 10 degrees from downtown, which does not sound like much, but when its in the triple digits, you'll notice).

May I ask, do you have any available rentals?

We are looking in the GV area right now, mostly because I like the school-Coronado. I also see that Silverado has good stats. I have heard that Palo Verde is good and I did love the Summerlin area. Unfortunately, I did not get up to Aliante, which I would also like to check out. Even though those schools are not rated as high. I know that stats are not the end all, but you have to go by something.

Summerlin is not the only place to live contrary to many Summerlin residents feelings.

There are great areas all along the western and NW ridge as well as all across th e southern side through Southern Highlands, Anthem Highlands, etc.

There are good schools throughout.

Where are you commuting to within Vegas? If you are heading to the Southern side of the valley for work living in Summerlin is a bear. The 215 sucks westbound at rush hour as does heading back north and then west to Summerlin.

First let us know where in the valley you work then we can better give zipcodes, etc

North Las Vegas I heard in some parts are nice places to live But in some part are a bit more seedy then others. But not sure I am in process of moving back there. Green Valley is my favourite place in the Las Vegas Valley I love the southern part of the valley . Stay away from above Tropicana RD in the south West of Rainbow BLVD in the west Just stay away from the east side period, Older and more run down. North side I am not sure never really been there.
I lived in 89014,89119,89147 all were nice areas
Of course thing have probably changed since i have been there 5 year.

Las Vegas is a pretty nice place, there are more livable parts than unlivable... this ain't Detroit. I live in the extreme SW 89178 zip and like it allot, all the zips around me are perfectly nice (89139, 89148, 89147, etc). We're assuming you have a car, if not that narrows your search down plenty.
I would avoid any place downtown, north by Decatur/Smoke Ranch, most of the east unless it is bellow Sunset. I forget who recommended Seven Hills but this is a single guy about 24 I gather, that area is for good sized families and the houses typically aren't for rent anyway. If you are like me you are going to have an active night life: I would stay clear of far drives like Anthem, W.Summerlin, The far NW, and even where I live in the Mountain's Edge area... you don't have to live that far out to experience relative safety.
Too many people on this board only recommend one tiny area for some reason, and damn the rest. To put it in a Kansas City perspective (I have family there) it would be like saying the only place to live is Mission Hills. Preposterous

Ill have one up for rent in a month. Im not sure where your job is, but this property is on the far north west side, but has easy access to 95 and 215. Plenty of shopping nearby and a hospital a few blocks away.
