does anyone know what zip code the silverstone golf club area is in? I know its north of the 215 above grand teton, but everytime i look on the map, they cut that area off for zip code listings.

Silverstone is a nice place. Very Secluded but kinda far from any stores.

I would be most careful of anything but the very expensive neighborhoods in Silverstone. There is really no place hit harder by the foreclosure mess. I think many of the Silverstone neighborhoods below $350K or so will be very difficult places. You will find large percentages of renters, many foreclosures and generally difficult conditions in any of the less expensive neighborhoods. I would strongly discourage any owner occupied client from anything in Silverstone. The more expensive neighborhoods may weather the storm but they will be impacted. Going to be at least five and maybe ten years before that tract has a chance of stabilizing.

If you're looking for a place to buy, it wouldn't hurt to look a little further south, around Centennial Hills.

Clearly golf courses and view lots sell at a premium. But that says you pay more going in. It does not guarantee a premium increase in value.

In general qualtiy, measured in many ways, leads to good value and appreciation. The quality of the neighborhood is one of those important variables. In Silverstone I am afraid Pulte has done a job on that variable.

If you get a high enough percentage of renters you get a neighborhood that is difficult. What do I mean by difficult? Hostile children...four cars in front of a home. Two boats, one with a flat tire. A car with the engine out sitting half out of a garage. A couple having a loud and difficult confrontation in the front yard that all the neighbors can't miss. Frequent police calls on children or domestic violence. You get to know the local cops by name.

Don't get me wrong...most renters are fine people...and owner occupants can be real trash. But there is a percentage game...and like it or not renters have more difficult occupants than do owner occupants. Owner occupants are also much more subject to pressure to conform and behave.

Silverstone has gone over that edge. And I don't think it can be recovered. OH may be OK in ten years...but who wants to put up with that kind of thing in the interim?

Less of a problem in the more expensive neighborhoods...the old better off folk behave better and suffer miscreants badly. But that still says you are going to have "out of coutrol" teenagers in the adjacent neighborhoods. Who does burglaries?

So not a happy scene at Silverstone.

Nice houses. Well put together. A little tight but livable. But I would not.
