Moving back
Hi all. It has been a great year so far but now tragedy has struck. My father-in-law has fallen very ill and we need to move back to Denver to help him. Does anyone know how we could go about breaking our lease? We have 4 months left and cannot afford to eat that rent. We either need to break it or sublet. any advice would be greatly appreciated.

First off ask. Costs nothing some LL are nice and will work a deal.
Second offer a bribe. (If they don't rise to the occasion to do the right thing). Suggest that you will offer a months free rent to a new renter.
Third try two months.
If that does not work just give a date and the keys back and walk away. They have to make a good faith effort to rent the place. Have somebody check for you if it rerents. They don't get paid by you once it rents. And note that practically they won't leave it vacant if they can rent it. They very seldom collect on such things.
When the crisis is over come back. You were good folk. We need you here...

'breaking' a lease is NOT in itself against the law. the phrase can be (and is) used to mean the renegotiating of the rental contract, which is what cj was asking for help in doing. ( Breaking a Lease - How Do I Legally Break an Apartment Lease?)

Just and update, My father in law did have his leg amputated and has a plethora of other ailments to include prostate cancer. So it is official, we will be returning to the Front Range at the end of August if we can get out of our lease. Our place will go back on the market July 1 and hopefully, we can find a renter.

My deepest sympathy to you, and yours. The worst case scenario, is to eat ONE month's rent, as you state you will leave at the end of August.
