Hoa fees here are a great value compared to most state's higher property tax rates; in classic Nevada fashion it is simply a way to take something public and expensive, and make it private and cheaper.
That being said they are a pain in the butt to deal with, I have received citations and complaints for things so petty I couldn't believe them. There are also other things that bug me about the Hoas I have to deal with at a few properties I own that I won't even get into it lest this turn into a five page rant. Personally, I'm trying to get my hands on a "horse property" with no Hoa within the next year so I can enjoy the best of both worlds so to speak, I have no kids or anything though so that might influence me about the family like structure of Hoas and their restrictions.

Lots of areas in Michigan have them. We lived in one in Brighton. All of the new subs in Brighton have them. We lived in the North Shore community (not sure if you know that one) which was a lake community. Oak Pointe, which is a golf course community has a very big HOA as does all of the other golf course communities in Livingston county. The thing is, out here there is not as many "rural" areas so most developments have them. You actually probably have some kind of covenants regulating your land, like how may dwellings you can have on it or whether or not you can split your lot, what type of fence you can put up etc.
