I hate to expand the subject area from Grand Canyon Village to another one but along that same price range were some showing up down to the south of there called Pirates Cove and then I found some others over in a part of Las Vegas called Winchester District.

Does anyone have anything good or bad about going into one of those areas instead?

Just curious as I'm trying to get myself to believe it is okay to make this move and I won't be setting myself up for something bad in the long run, either a runaway crime situation or else bad purchase and the homeowner's goes bankrupt and leaves me broke as a result.

There are some other areas surrounding the Grand Canyon Village place up north but those are more expensive and can't afford it and it looks like it might be desolate which could be a problem too - is it I wonder.

More questions on areas I am researching and I came across two associations adjacent to one another in North Las Vegas 89031 zip code, the Palmilla and the Jasmine complexes.

I am confused because they looked nice to me but since doing research have discovered the following:

- There is a high-density complex called the Opus supposed to be built across the street from them and it's supposed to be of such high density increased crime and traffic is being expected as well as a decline in property values over time because of it.

- There was an unsolved murder in the Jasmine complex earlier this year.

- There is a property management company for the Palmilla complex who was trying to refinance $27-Million dollars of debt and all the renters there received by mistake notices of default and eviction notices that were later said to be in error, but the fact of the $27-Million dollar debt matter become publicly known because of it, whether it would affect the HOA or not isn't clear in the newspaper article.

- Some poster on another forum who lived there said she thought the Palmilla looked dirty, had vandalism problems, the North Las Vegas Police were in there every night because of trouble and the neighborhood was starting to go into decline.

- There are neighborhood groups organized by City of North Las Vegas for which these two complexes have members in attendance that are devoted to trying to keep out further high density expansion into that neighborhood which might bring bad side-effects to the community and devalue properties further along with fighting creeping crime problems.

Does anyone out there have any information, clues, opinions or personal experiences with having owned, lived or rented in or near-by these two complexes?

The ones I am trying to research are called The Palmilla and The Jasmine, both are side by side between North Decatur to the west, Tropical to the north, North Valley Drive to the east and El Campo to the south, just south of the 215 and southwest from the Alliante casino area.

Thanks if you have an opinion or knowledge - I am still trying to find a place to move to and time is getting short.

Hi Sheryl, what is your price range for renting approximately and where will you be working? Maybe we can suggest other areas for you around that price range that are decent.

I have heard Pirates Cove is not a good place. The Regent at Town Center is fairly new, maybe less than 2 years old, but it's a 3 story building. Try the Willows at Town Center too. THey have 1bd/1baths available with and without an attached garage up in that same area as the Regent if I'm not mistaken. I've been seeing great specials on Craigslist.

You're confusing Grand Canyon Drive with Grand Canyon Ave. Grand Canyon Drive is the street that goes through Peccole Ranch and the Lakes. I know because that's how I drive home from (my seemingly twice-daily trips to) Home Depot.

Grand Canyon Ave, the location of the complex that is the topic of this thread, is 15 miles away from Grand Canyon Drive.

I think I am going to no longer look into Grand Canyon Village or Pirate's Cove. They both sound like they're either not good locations or not good to move into for a lot of reasons.

If anyone has personal experience with The Palmilla or The Jasmine complexes, please let me know how that turned out and what it was like there - any hidden secrets about the $27,000,000 in debt - is that something to be concerned about?

Also grime and crime inside those two complexes - I thought they looked clean the one time I visited but someone on another board said lots of police action all night long and vandalism, stuff like that.

Thanks for any and all opinions as it helps me keep narrowing down the choices.

DON"T DO IT!!!!!!!
Whatever you do RUN AWAY from this place. I don't know about the roach infested units, I didn't see many but that is because the buildings were RAT INFESTED---NO JOKE!!!!! rats! rats! AND MORE RATS!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! !!!!!!!! I have never been so disgusted in my entire life. They are woodrats too, not city rats that do not carry the diseases the wood rats carry. The worst part? They live in the walls and have crawled through the air conditioning units. Check for their access holes into your place. I found one behind the dryer vent. Two under the bathroom cabinets by the sink pipe. Two behind the toilet coil that goes into the wall behind the toilet and they had acess to the air vents. I was sick beyond belief. One of the managers told me (after I moved out and she worked at another property) that it was the worst infestment pet control had ever seen. Remeber, these are the wood rats from the mountain and desert area around, and they are filthy with disease. When all the housing units broke ground around the units it displaced there natural habitat. As if the rats aren't enough, they had dangerous mold growing in the units walls as well. The builders did not use a type of sheetrock that allows for evaporation and they used piping products that cannot withstand the hard Vegas water.
Living there has ruined the last few years of my life because of the health problems I have suffered. PLEASE PLEASE Make sure the rats and mold have been taken care of before you get involved!!!!!

The demographics on this zip code and neighborhood sound decent, the official website for the place looks professional and decent, the place I would be getting needs some work but would be worth it if it's good for the final 5 to 20 years of life - I just experienced a major death of only best friend of 31 years - I MUST reorganize financially and consolidate into someplace affordable - and am moving from out of state - so I can't see this place in person and am relying a LOT on internet research and general public opinion.

If anyone has something good, bad or in-between to comment on this particular neighborhood and complex in particular - please let me know - and also "why" - as the one online rating system just has nothing but 3 people bad-mouthing it to death - but not sure if that is biased without being fair or the actual honest to goodness truth - to avoid it like the plague, is how they make it out to be.

Any and all comments would be highly appreciated if you are "in the know" about this complex.

We purchased a condominium at Grand Canyon Village and were impressed by the nice grounds.
We plan to rent out our condo for reasonable price for a couple of years until retirement, but we plan to live there for many years when we retire. It was very quiet here. We looked at 8 condos to buy and this one was the best we found.

Sheryl, did you buy at Grand Canyon? I did a crime search of all areas before we purchased, you can plug in the address and it shows all crimes within 1/4 mile. This place had a lower crime rate than all the ones we looked at in Spring Valley
