Anthem is nice out there in Henderson. But Henderson is pretty much the same as Las Vegas. If I were you I would go to Arizona.

Comparing Vegas and Az, Arizona wins for sure. State tax or no state tax living there was the worst experience in my life.

If you must stay in that wreched place Boulder City would be my choice if you can afford it. Just looking at Vegas driving into town is a turn off and the farther you go in the more like NY it looks.

Az has big problems too but Vegas?

I've lived here my entire life and i'm tired of hearing that the OUTSKIRTS are SAFER. I live in the CENTER of town with my family and NOTHING ever happens. I believe there is more crime on the outskirts cause thats where EVERYONE lives.

Default I'd choose Nevada

Everyone has his or her own personal reasons for liking or prefering one place over another , but I wouldn't choose Arizona over Nevada, ever. Phoenix has some nice areas around it, but the city is huge, complex, exceptionally crime-ridden, and there happen to be two serial killers competing for body counts there. Not only that, but read the comments from those who live there, they constantly mention crime and being afraid and terrible air quality. That's no way to live. On top of that, their housing market went from 5000 to over 45,000 single family homes for sale.. can we say. CRASH? Yeah, Las Vegas is undergoing it's own crash to a lesser degree, but I personally LOVED living in Henderson and being in the Las Vegas valley. The views are fantastic, the air generally clear, and although it's definitely getting crowded and more chaotic, it's still the better of the two in my opinion.

I've lived in Henderson for 5 years and love it. EX-NY has a good handle on the housing situation, sounds like. Prices have started to drop and will probably drop a bit more over the winter. We usually see a boost in spring. It's hard to say when the cheapest time to buy a house will be over the next couple years. With the economy here still strong and large numbers of people still moving into the area, I doubt there will be a big drop.

I live close to several retirement communities, including Sun City Anthem and Sun City MacDonald Ranch - I could pick up some brochures, rental info, and a relocation packet if you're interested. Email me at linsrealty@yahoo.com.

Boy this site needs a little balance. Phoenix is by any measure hotter, significantly hotter, than Las Vegas. And that is ttrue in the winter time when it is an advantage.

Tucson is much closer to Las Vegas in climate.

Anyone who thinks Phoenix traffic is better than Las Vegas has not been to one or the other. Just ain't true. There are people in Phoenix who spend a week getting across town.

The best Sun City in Las Vegas is Summerlin...Which is higher than Anthem, cooler and less smoggy/dusty. Anthem is next then the lower price point places. Be wary of new build Sun City. Del Webb has had a very high percentage of rentals in their complexes since 2004.

Boulder City is a very nice place. Very expensive. Not a place to which one retires...it is convenient only to the Elks hall which is open only a couple of nights a week. You go to Henderson for excitement...can you image..a quick trip to hooterville (the traditional name for Henderson) for a "keep the ticker turning" fix. Traffic accidents are big local events in Boulder City.

It traffic on the strip has always been bad as far as the other traffic, I don't think it's as bad as Phoenix. The freeway in Vegas though What is that? Heat is Heat over 100 who cares about that.

You guys have your own crash, the stats say Vegas will be #1 for prices falling, I read something like a 30% drop. We are usually right behind you. You guys were the first to do the lotteries on the new homes than us and you guys were the first to see the crash. You guys started to have higher inventories last year when we were still on lotteries.

Off rush you can anywhere in Las Vegas in around 30 minutes. In the height of the rush hour an hour. In Phoenix?

So far there has not been a dime of price drop in Las Vegas. I am reasonably sure there will not be a substantial one though if it went down a few percent I would not be surprised. Everybody in Vegas has been waiting for drop for a year now...but Nada...The burst that never happened?

What has happened is stagnation and slow sales. Takes twice as long as a year ago to sell a house. All the Realtors are starving. Sales are down like 35% from a year ago...but still no price drop.

The Vegas growth will continue and the pressure inexorably mounts...The standoff may well last to spring...but no significant drop and it will begin to march upward. At a slow and even rate I hope. I do not care for big changes ever...RE should move slowly.

Phoenix may do as well. We will see. Both Phoenix and Vegas are working vastly more sensible base levels than CA.

Henderson is so close to Las Vegas you won't realize you are there. They are two of the same. There are some nice places in Henderson, like Anthem, and some not so nice places. It's just all in what you are looking for. The Green Valley area is very nice but the old downtown area is not. Just check out the surroundings.

Hello everyone! I am new to this board. I hope everyone is having a great month so far! Henderson, NV is a great place to live. There are a few master planned communities in Henderson that really make it that way. Green Valley is probably known as one of the most highly desirable areas in the Las Vegas Valley. Neighboring Green Valley is Seven Hills, Anthem, MacDonald Ranch and Silverado Ranch. MacDonald Ranch is an age-restricted 55+ community. It is very peaceful and the community has a lot to offer. Anthem also has a 55+ community which resembles the same thing. Seven Hills is a higher end community with medium priced homes all the way up to multi-million dollar custom homes in guard gated subdivisions. Green Valley also has quite a few gated and guard gated subdivisions that have high-dollar homes with great ammenities. I personally love the Green Valley area. My office is in the area as well as my home.

If anyone is thinking about relocating to the area or if you have any questions about homes in the area, please feel free to contact me. I am here to help.
