Default Green Valley vs Summerlin

I am researching LV neighbourhoods for purchasing a starter home (3bed/2bath). The things matter most to me are: (1) safe neighbourhood for family and (2) good schools. I am told the two neighbourhoods that may be of interest are: green valley and summerlin. Can someone give a comparision between them? What are the pros and cons living in these two neighbourhoods?

Summerlin is bigger and has a wider range of houses in both age and style. .

Other than that 6 of one is the same as a half dozen of the other.

Varies - the master plan fee is $45. That is likely it on lower end places. Fancy places may go up higher. One half millionish tract was 45 +75.

in my opinion the location of summerlin is better.. however i prefer the northwest over both... you get alot more home for the money

You might want to factor in where you are going to be working. For me Green Valley was a no-brainer over summerlin just due to the commute factor. Green Valley is a little more urban and dense. Summerlin is well... summerlin. Very nice up there and special. I like the people that put the summerlin license plate frames on their cars. Speaks yards. Its a very clean part of town. Green Valley is nice too, but just not as classy.

I hear a lot about crimes and gangs in las vegas. Are these two areas pretty safe in general? Is one better than the other? Also, what about schools, which one has better schools?

how old are your kids? crime is getting better. car theft is down 30% or so..(remember from a previous post)

Crime is not particular bad in Las Vegas. Middle of the pack.

Therte are no significant differences between Summerlin and Green Valley in terms of crime or schools.

Commute is one valid reason for choosing between them. GV is a little hotter but not enough to make a difference. Summerlin is bigger and has a wider range of price, style and age.


There are another dozen places as nice as Summerlin or GV.

When I first arrived here quite a bunch of years ago. From the airport I got into a hotel shuttle. I asked the man where all the construction is going on. He told me Green Valley and Summerlin so I figured Id look at both.

First I looked all around Green Valley and nothing thrilled me. I figured "who cares" I was just here for the housing boom. Then I got up to Summerlin and within an hour driving I knew it as a nicer place. So much nicer and less congested. Even with the postage stamp sized lots they the whole area was still more spread out then GV.

Before the beltway was ever paved, Huges Corp did grade the path for 215 on the western portion many many years before. One could drive up Lake Mead, cross the future beltway and drive all the way west on well packed dirt safe trails into the mountains. Up there you look at hieroglyphics carved into the red rock by Indians a hundred years before. Im certian it has all been defaced by now. But turn your head and look east and you can see for infinity because you were so high up.

Town Center ended at Charleston and continued as a dirt road on southward. They just completed Summerlin Hospital which was suppose to be able to handle growth till 2020. Instead it was overwhelmed the 3rd year it was open and had to build an annex the 5th year it was open. If you own a Summerlin home chances are about 62% (based on I know what builders used my products) that I was in your home and had my mitts into the construction of it.

Whatever.....Im rambling on. The entire Summerlin master plan is not that well planned but it is still much nicer then GV. I felt that way in the begining stages of the big build out and I feel the same now that they both are basicly all built out.

But most important.....find the job first and then buy the home. The more of that ferocious traffic you can avoid the happier you will be.

The crime and the gangs are everywhere. We inherited many of them from South LA. But you are far less likely to be a victim in Summerlin or GV. For instance, Palo Verde does not allow gang type cloths. Your kids can not go to school wearing pants that can fit 6 grown adults into nor can they pin them below the crotch. No crooked wearing hats are allowed. Most shirts with print on it are banned. Other then that one high profile gang initiation killing you wont find a safer school.

I know I talk too much but I hope something I babbled helps you.
