Time to Leave Las Vegas?
Once again Las Vegas residents are losing everything. Since last year 30% drop in Home prices with zero demand or improvement for the next couple years. So many homes up for foreclosure and nobody is stupid enough to buy a real home on the market. Like I said History repeats itself. THe boom is over, Welcome to Doomtown. Where dreams happen!!! It is Vegas Baby!!!

30% drop in home prices? I wish I was so lucky and so do many others. My home is about 50% less then 2005. And that is based on the listing price of simular homes in my neighborhood. The listing price is not the value of your home if no one is willing to pay it. So what is our homes really worth?
Whataya mean history repeating itself? History has never ever seen what is happening now. Not even in 1928. The boom is over? Yea 2 years ago, where ya been?
Why do you call yourself homeless man? Do you have one of those bright yellow placecards on the front window of you previous home too?

Don't be angry that we won't give you change when we get off of the freeway, or let you wash our windshields for money. Look at the bright side, at least you can use the computer at the library for free, and they won't kick you out no matter how bad you smell.
On a more serious note, sales volume is at 2 (possibly 3) year highs right now. Keep in mind I am not saying everything is rosy. People are hurting all over, and not just in Vegas. Not quite as bad as you would like to portray though. So do yourself and the rest of us a favor, quit spewing this thoughtless negativity (or at least back it up with some statistical evidence) and get your homeless butt down to the carwash. They will hire you, I swear.
FWIW, I was truly homeless for awhile so if your moniker is not accurate you should really change it as making light of a situation that serious is pretty lame. I hitched a ride out here from CA, did the couch tour for abit, slept outside more than inside, and ate every other day if I was lucky (did not panhandle). I worked while I was homeless and turned it around. Now I am a husband, father, 2 time homeowner, and somewhat succesful. Where else but Vegas. Yeah, Vegas baby!!!!!!!

Yeah, I know. I can only read so much without reply though. But I had my say so I will no longer feed the trolls.

First of all, your post above Daddy was wonderful. You know the depths of despair and the highs of being successful. You are a shining example of the true Las Vegas dream.
As far as you, homeless dude...those of us who have lived here a long time, planned on living here a long time, and are not interested in "flipping" our home to make a quick buck...the current real estate market doesn't really affect us.
If you didn't buy a home within the last 10 years with the intention of "making mega bucks" on it...who cares that the value depreciated? It will catch up again eventually in years to come.
And for those of us that have been here a really long time...no matter how bad the real estate markets flops...it doesn't affect us. We bought our homes so long ago, that the current drop in home values doesn't even apply to us! We could still make a sizeable buck on our homes if we wanted to sell!
Your depictions of impending doom apply only to those who were foolish enough to buy a home here they couldn't afford, to those who just had to move here because it's "Vegas Baby" or to those who wanted to make a quick buck off the back of the Las Vegas real estate market.
In other words homeless guy, there are quite a few of us that the current real estate market is NOT hurting at all...

Have we been here before, or are we yet to come?

Now, I wouldn't say that HM pulls his "facts" out of thin air. No, they're definitely obtained rectally.

Las vegas is dead, at least be proud of it!!! Its vegas baby!!!
