Question Best place to live outside LV valley

Soon the valley will be build to capacity.
Satellite communities will grow more and will be more affordable.
So, if you had a chance to move away but still be near Las Vegas, which city would you choose?

Pahrump
Indian Springs
Laughlin
Sandy Valley
Searchlight
Bullhead City
Dolan Springs
Kingman
Logandale/Glendale
Mesquite
Littlefield
St. George

* Boulder City not included because it practically touches the valley

Where is Boulder City, is that too close? I would live there.

Outside of that, probably Pahrump.

Yea you forgot Boulder City.

Boulder City is really nice. I starred at your list for a minute. Chance to move? Dont cause me to couph up my food. But....from your list I love St George but I dont think I could live there. Cedar City I would love to live there. I love Bullhead City even though its older and dumpy its kinda nice.

Indian Springs? That ain't built yet but it will probably just be another section of town looking no different then any other. Dolan Springs will be a nightmare commute to LV unless they build the Boulder Bypass. The new Hoover Dam Bridge will do nothing by itself to make that commute to LV worth it.

The other towns? Ain't nothing there.

Give us more choices.

Is Mt. Charleston considered "the valley"? I'd like to move there. Maybe when I retire...

Yah, did not include Boulder City because it practically touches the metro area.

I'd pick St.George. I have lived there before and probably will again when I retire.

Mostly those places have an insoluble water problem. Pahrump certainly does and so does the Sandy Valley. I would suspect similar virtually anywhere around. Mesquite is OK for a while as is Coyote Springs. But neither would be able to support a satellite city.

I don't know enough about St. George to have an opinion.

In general Las Vegas will do a better job on the water scramble than anywhere else. So I would bet on Vegas growing after all the others have stunted.

None of those places are close enough that I would consider them a satellite community, and the ship has sailed on affordability in almost all of them. The ones that it hasn't you wouldn't want to live in anyway. Why bother? If you want to leave Vegas there are plenty of nice established cities that are cheaper to live than here. Mesquite and St. George would have been the best alternatives to Las Vegas but housing there is now too expensive. I do have a friend that moved to Mesquite recently and she loves it. She has a nice house with great views, but it wasn't cheap. And my wife and I looked around St. George about two years ago and houses were more expensive than here.

St George prices came down too. Geez back 5 years ago when business was good and money was plentyful we spent a great deal of time looking to buy one of those small 2 bedroom homes near the college to rent out. You could have had your choice for $65,000 each. Today they are selling for $250K and that is down from $300K. Not as bad a drop as LV but still bad enough.

St George is real nice but it closes down on Sunday and sweeps in the sidewalks. Nothing but nothing but nothing .....except churches are open. Oh the Bear Claw Cafe is open but the line is all the way down the block for breakfast.
