Thanks Olecapt. If I can start with $1000-1200 is OK. Do you know any particular buildings that I should look up? Maybe street names.

Here is a Google Maps mashup with zip codes overlaid. I'm not sure how up to date it is, but the boundaries appear to be drawn more accurately, and I can see at least one zip code that is not in the previously mentioned link:

That one looks up to date to me. The City of Las Vegas also has a good one though I can't find the reference.

The Sun Cities are the big ones. Summerlin, Anthem, McDonald Ranch, Aliante and, al little out of town Mesquite.
The high price point are the large Summerlin and Anthem. They generally have the best locations and the best facilities. They cost more.
Next the Aliante and McDonald's Ranch. Smaller and a lower price point.
Mesquite is new and similar to the Aliante and McDonald ranch product.
Siena is gated and at the high end of the price range.
There are numerous others of smaller size in places like the southeast and southwest.
Generally available between 80,000 and just over a million.
Best hunt by deciding on your price range and then looking.

Very informative thread, thanks to all who have taken the time to contribute earnestly.
Olecapt, I'll be retiring from the military after my upcoming deployment and am looking to buy a home near Nellis AFB. I've spent most of the day looking at places in Aliante(89084). Can you please tell me what zip codes McDonald's Ranch and Mesquite are located in so I can broaden my search range?
Also, for anyone who can answer, some earlier posts from 2008 mention a lot of construction on 215. Is the road work complete or is traffic still a mess getting to Nellis?
Thanks in advance for any help you can give.

Questron, if you're considering 89084 and Aliante also look at areas bordering those.
Just below 89084 is 89031 where you can find some very nice neighborhoods at better prices. Try to stick north of Ann Rd and west of Simmons for best pickings. This way you're zoned in for Legacy High School or Shadow Ridge and you're further away from the pig farm and its smell. Even though you might not have kids in school, good schools are important for a neighborhood
