Thanks for the detailed information MoMark! It really helps. I am originally from Vancouver, Canada. But we have lived in L.A. california for the last 3 years so we didn't know much about the weather and costs in Henderson.

Flowergirl- sorry for the late reply. Water bugs tend to be out and about mostly during the warmer months. This is Vegas, so we are talking about mostly between May or April through September. I have 2 cats and yes, they help somewhat. But, I would never "substitute" them for my pest control person. Even if I find a bug or 2 here and there, I am still thankful I don't live in a neighborhood with scorpions. I know some people who have gone to put a shoe on and found a scorpion inside and some who have found them in their showers. One person I know has collected them in jars in the garage after finding so many at her house. Okay, I think I'm "bugged" out. Let's talk about something else

I have been out here since the late 80's and while I have seen a handful of black widows, and as someone I think it was Momark said there webs are pretty easy to spot and there usually in corners or under a ledge etc
I havent had any issues with scorpions, I know they are out there as a friend of mine is a exterminator, he tells me they are more common out near the mountains and then theres a few "hot bed" areas that have infestation problems unfortunately spraying doesnt really kill scorpions, I have gone out with him and they go out at night with a black light because scorpions kinda glow in the dark under a black lightand they are pretty easy to spot, so I
check my yard every now and then and havent found any,
And the story about palm trees is true, scorpions nest under the criss crossed bark on mexican fan palms, and do get brought in with trees
I havent seen any snakes but have seen a few lizards, I used to see one at my old home, and I was told they eat those water bugs (roaches)

As far as flash floods, If you go to clark county flood control district web site
they have the flood zone maps, to see if your home is in a flood zone
as far as flash floods they have been doing an enourmous amount of work on
catch basins and sewers etc so things get a little better every year
hard to say with a flash flood out here, you could get caught out on the west side when it pours you get all that run off coming down from the mountains and get caught in it
and the Vegas Valley is like a bowl on a slant and the water runs down towards the SE end of the valley and get caught over there, But during the big floods we had a few years back it was called the 100 year storm but in my area (Green Valley) it was pretty dry, some intersections had some standing water but no "flooding" around here, some people further east had some bad flooding, so its a hard call out here, I'm from back east and when it would rain, you would see a line of storms moving west to east and pretty much everyone in that line would get rain out here they get popcorn thunderstorms that pop up in 1 place and pour and yet a few miles the other way you get nothing at all its definately different than what I was used too

Waiting 6 months may not be the answer for everyone..My condo is on the market and what we are finding is that prices aren't going down in my community (Peccole Ranch I live across the street from the Summerlin sign by the 215) but we are waiting longer because the mortgage interest rates are going up .

This is a late post, you've probably already found a place, but we live in the Willowbrook Apts @ Sahara and 215 in Summerlin. My wife did a lot of research and found these to be the biggest 3/2.5 townhouses with an attached 2-car garage. It's a very nice, well-kept complex. Not sure what they go for now, but we pay $1410/mo. I think it's still pretty close to that. The area is very nice, but it is a little bit of a drive to work, we both work at Nellis. Still, it's a nice area to come home to.

Default Gang activity - overall crime

Hello - just wondering about Gangs in the LV area and crime overall. I know it's high, but will moving to Henderson or another area insulate you at all from it? Thanks for the info.

MoMark gave you good advice about waiting to buy your condo.

The latest CNN Moodys report says the LV market is still @ 13% overvalued. They are predicting it will bottom out by 2009. LV is a different real estate market. It's powered by California and general desirability. People want to live there. Salaries aren't high enough in Vegas itself to sustain the RE prices. There are a lot of good people priced out of the market. Hence the exotic loans and upside down mortgages.

CNN isn't the absolute answer either. Keep a close eye on the market and do a lot of research. If you have an agent ask them to get you the market reports published by title companies every month. Lot's of good data there and it's easy to spot the trends.

Summerlin, Henderson, and GV are all nice. So are lots of other areas. A lot depends on if you have or are planning to have kids. Best of luck!

What brings you to the belief that Vegas is a high crime city? It is not the safest place around...but let us say you want a city with a third less crime than Vegas. Where can you live?

Well there are a few places:

Nassau and Suffolk on Long Island
Fairfax VA & Montgomery County MD
Honolulu
Gwinnett County GA

So you got suburban NY, suburban Washington, suburban Atlanta or Honolulu. That is it.

Las Vegas was 28th of 50 on the violent crime list for cities above 500K. Note though that the center has a lot of cities reasonably close together. If you want a city with a third less than Vegas there are only 7 left.

This is particularly noteworthy in that Las Vegas has a huge flow of fun seeking visitors each year who count in the crimes but not in the population.

Henderson which reports its numbers separately from Las Vegas, would be fourth in this list. Summerlin would be about the same if reported seperately.

There are gangs in the rough section of the city. About the same as most places. There are few or none in the better neighborhoods. Probably less gang activity than the older rust belt cities.

In my opinion, I would stay away from anything that Nellis Blvd or Boulder Hwy touches. Pecos/McLeod isnt that bad south of Sahara, as long as its not an apartment complex. Most problems seem to stem from apartment complexes valley wide. I live in Green Valley Ranch and I don't like it. Not convenient, a lot of traffic because of The District, the casino, and the schools. It's also noisy from the freeway, always hearing sirens and the train. The parents in GVR don't watch their kids, they're all over the place. Drugs are big in the "better" neighborhoods. There are ruder drivers in GVR than the East Side and the East Side has good bus transportation. Gangs are pretty much in Centennial Hills, West Las Vegas, Donna Street, Northtown, and the area around Nellis AFB.

How in the world do you get gangs in Centennial Hills? It is all less than five years old and less than half built. It has very low crime, no graffitti and no hang out places really.
