Default Best websites for homes?

This is probably not an easy question to ask because I know there are rules on what links can be posted but...can anyone point me to good sites for researching homes for sale in the Vegas area?

I know of Realtor, Zillow, Craigslist...just didn't know if there were some NV specific sites I was not aware of.

Realtor and Zillow both have the local feed. The problem with any of those is that their search capability is very limited

I found a search when I googled real estate for sale by zip las vegas and it pulled up the subdivisions if you go to the bottom of the page and search by community. It is sponsored by some real estate firm but very very good.

On www.ziprealty.com, you can search by zip code, school district, or proximity to a specific address. I was looking for a house within two miles of a Trader Joe's--there are many!

Well, I'm still not exactly sure where I'm looking. Summerlin, Henderson (green valley, seven hills) or possibly some of the newer NW areas are on our radar.

Budget is in the 300-375k range.

We are open to different home styles, definitely want a pool.

As you mentioned, using some of the above sites I can specify I want homes with a private pool and 80% of them don't have a pool. Search isn't that great.

If you find a site that is really really good please DM me if you could because I am having trouble to figuring out amenities on the various web sites. I just do not understand why vegas is not like so many other cities that are equal size. A person can actually have guest access to the Multiple listing service, select options, areas, etc and find homes without playing this game of having to register to get access to a site.

Is there any site where a person can get guest access to the actual MLS instead of this stupid game. I do not want to have realtors e-mailing me or calling me until I am ready to purchase. I appreciate the fact there are realtors on this site responding to questions without soliciting and that goes a long long way in decision making time.

Ziprealty.com definitely filters by private pool. Also you can save your search criteria for future searches. They will send you e-mail updates when new properties meet your criteria.

There is no access to the MLS of a "guest" sort. There are a few places in the US where such access is possible but it is not the normal level. Even the "registered" sites don't provide full access...

Zip Realty is simply the standard non-realtor feed. They make a little better use of the info than some but it is the same info.

The feeds are also not timely and often are loaded with outdated stuff.

You can in fact get at every active listing. But it is not fully timely nor fully up to date.

To seriously search you need access to the history data as well which is never available directly.

To search I used zip realty because i liked their search by map function. You do have to register but just set up a hotmail account that you will never use for anything but stuff like this. Then I would use veryvintagevegas website to look up specific houses that I would find on zip because this site lists if they are active, contingent status, etc. Also on veryvintage you can look up houses by subdivision if there is a particular one you like, no registration is necessary for this site. And FYI, I had a really hard time trying to figure out which builder built which subdevelopments (I really liked one particular builder and model) so I finally found a site that lists this info. Its Las Vegas New Home Subdivisions and Builders It's good to know who built your future home. Some builders are better than others out here.
