Fixing an over assessment..
I have had a couple of inquiries about people whose assessment reflects peak values rather than the present ones. Here is what you do about it..
From the Clark County Assessor...
********************************************
If, in your opinion, the taxable value of your property exceeds the value indicated in the real estate market, please call or come in to the Assessor's Office and discuss your appraisal with an appraiser. The Assessor welcomes the opportunity to review any evidence you can provide that will show the valuation exceeds market value. If, after discussing the matter with the Assessor's staff, a difference of opinion still exists, you may appeal your assessment to the County Board of Equalization. You may obtain the appeal forms from the Assessor's Office during the month of December until the deadline for filing, which is January 15 unless it falls on a holiday or weekend, which then would make the deadline the next business day. Completed forms must be returned to the Assessor's Office by the appeal filing deadline date. Please call 702-455-3891 to have an appeal form mailed to you. The forms are relatively easy so you may represent yourself rather than incur legal expenses.
**************************************
The Assessor is in the County Complex on Grand Central Pkwy.
Exit I15 at Charleston east and make the first left on Grand Central. Down about a half mile opposite the Outlet Mall. The Building with the arrow through it.
There is a Henderson office at...
Stephanie Promenade
245 Stephanie St. Suite #B

And in the NW at...
Dona Maria Plaza

According to the Assessor's website, the land value is based on recent sales and the building value is based on replacement cost.

That's good to know. I've seen some 1700 Dollar tax bills on places selling for 50K.

But it seems like you would be screwed with the high tax bill until next July 1.

Yup - But it is already half paid. You can ask but I am pretty sure the tax bill is set by late spring for the coming year. So you pay taxes on what it was worth when they figured the bill not when you pay it.
That is nice when the values start back up.

Wow! You read my mind. My husband just suggested that I post a question on here about this. Here's the deal. We just closed on our Vegas property. We bought the house for 130K less than it was built and transferred at in '06 BUT they did not adjust our property tax to the new transfer price. The realtor claimed that it is a policy of the assessor's office that all foreclosed properties are being kept at their original tax base. HOWEVER, the attorney in me sees this as in violation of the laws. Do you know anything about this so-called policy. I was planning on challenging this when we get out there. It seems unfair that on a property that I paid 160K my taxes should be based on 300K.
