What are the negatives to living in Boulder city?
Hello,
I'm considering moving to the Las Vegas area in about five years, when my wife retires. I would like to be near Lake Mead for the water activities. I've seen some decent looking condos and homes on the internet which have a nice view of the lake from the hills of Boulder City. It looks very appealing from what I can tell, but what might I be overlooking?
I looked at the Lake Las Vegas area, but the taxes and HOA fees seem high. Would Boulder City be cheaper in that regard? What other areas would be worth considering that are near the lake?
All input would be welcome, since I'm a complete newbie here except for a couple of trips to the strip. Thanks.

Also check out Laughlin, NV/Bullhead City, AZ on the Colorado River (AZ/NV stateline). I must tell you up front that it gets very HOT in this area during the summer (including Boulder City and Las Vegas). There is boating on the river and there is a lake about a mile upstream formed by Davis dam. Lots of casinos on the Nevada side of the river. Nice weather in the winter. This area is also close to Lake Mead.

Boulder City and Lake Las Vegas
Do you have a specific price range? Boulder City is more of a small town. Lake Las Vegas is a beautiful resort Master community but I have heard they are having financial problems lately. The Master Association is BK and several builders in ther are BK now too. I heard a while back that they have a problem with a leaky pipe under the lake. Maybe someone knowns more details on that. I heard they did not have the money to fix it, then after that I heard they did fix it, so I am not really sure what was the final out come on that. Boulder City has a lot of growth restrictions that limited the bubble affect. The bank owned properties have not consumed their market as bad as Henderson and Las Vegas.

5 years from now?????????? Lake Mead might be totally dried up by that point!

We looked at Laughlin about a year ago, and kind of liked it. We even looked at a couple of nice houses. I see it more as a place to visit than to live, though.

That is a point! The drought does seem relentless. We took a ride on one of those Everglades-style air-boats on Lake Havasu last fall, and our pilot/guide said Lake Powell was 100 feet below its high water level! I've seen recent photos of Folsom Lake in CA, which is closed to boats because of the low water levels. I also saw a photo of Lake Mohave where men were standing in the middle of the river with the water level at mid-thigh height. I wish you guys would take some of the flood waters we have here in the Northwest!

I saw a show
I saw a show about how all these other cities are trying to fix their water problems by tapping into the Colorado River up stream from us, which is already not supplying enough for Lake Mead.

Very nice place. Almost Victorian little town. No gaming.
Reasonable schools. Low crime.
Very tightly controlled growth...and the City owns everything nearby.
Expensive. Probably as high as Lake Las Vegas for "regular" housing.
Little work. Have to commute to Las Vegas. Not a bad commute.
Hot. The Lake is hotter.
If you are very well off and retired it may well be an ideal spot if you like Las Vegas.
