Default Hi, all, a few specific questions here

About to make the move from NY to Las Vegas and in the process of searching for an apartment. This board has been a great help and has me looking in both the Green Valley and Henderson area. Also Summerlin sounds like it might be good. Is anybody familar with the 7400 block of Pirates Cove? What part of town would that be considered, Summerlin or Northwest? Speaking of which, how is Northwest as a place to live?

I'm basically looking for a 1 bedroom in a nice area for 7 to 8 hundred a month, preferably with a nice move in special. If anyone knows of something, I would greatly appreciate it.

maps.google.com will locate any specifice address for you. Pirates Cove appears to be near Summerlin Parkway but not in Summerlin. Your rent target sounds a little low for Summerlin, others may know recent rates better. Try apartments.com to narrow your search and to look for 'move in' specials.

Summerlin, northwest area of Las Vegas and Centennial are all nice. Henderson can be real nice depending on location of your work. I hav't been to Green Valley, but some here say its great.

7400 Pirates cove is Marquesa Condos.....if you are buying I would look at a few of Olecapt's comments on buying a condo conversion. However, if you are just renting, this area is pretty nice, and the units have been updated too........granite counter tops, new cabinets, new carpet, new fixtures...ect...I believe most even have new AC units. Anyways, I think its borders just on Northwest....not quite summerlin....but a great find, if you are just renting. Lots of condo foreclosures, you may want checks with the accesors office and make sure, the unit you are looking at, is not one of them. Take Care

I've lived in Centennial Hills (NW Valley) for two years now. Its a nice place, but the homes all around here are incredibly too close...dogs barking, cars parked in the streets--if your used to it you'll be fine. The homes were all built recently--but they age FAST, most were bought by investors and rented to people who clearly cared very little for them. I may just be a little bitter--our home fell from $295k in Jan 2007 to $149k for the same model that sold last month.....from what I hear rent is really not bad....I'd look in the 89149, 89131, 89129 zip codes..they are all NW valley with low crime and relatively close to the strip (abt 15 miles) Granted 15 miles is often times an hour long commute. But I don't want to discourage you.

Pirates cove is off Westcliff near Rainbow. Backs to Summerlin Pkwy. Units are OK and are a good rent. Conversion so normal concerns about noise etc. I would be cautious about schools but other than that a nice place with an easy commute to the strip or downtown.

Surrounding area is low middle economics mostly owner occupied.

The reason why I ask about 7400 pirates Cove is because one of the properties I'm interested in is The Canyon View Apartments located there. It looked good in its ad, but get horrible reviews on apartmentratings.com.

I realize, of course, that every building/complex will have unhappy tenants, and that those tenants are more likely to post reviews than satisfied customers are, but still, it does kinda put a downer on things.

Any 1st hand experiences with Canyon Views here? How about Arabella in Henderson?

And finally, Cambridge Park Towers? It's located centrally, which everyone says to avoid, but is the area really that bad? Because the $650.00 rent really has me wondering if it's worth a try.

On the other hand, I'm something of a neat freak, and I'm guessing any property around there won't be the tidiest of places.

As far as I'm concerned, anything in Summerlin is fine.
Arabella in Henderson is ok. Cambridge towers, let's just say you may want to be street smart to live there or just don't go walking alone after dark. The cheaper the rent, the more "rough" or questionable the neighborhood.

You cannot always trust the apt ratings site. There are many people that have never lived in the properties that are trashing them online. And some people are into dramatization. It may not have really happened the way they said it did. Your best bet if you get a chance to come out and personally do some scouting around would be to visit the properties during the day, evening, weekend. That way you really get a feel for the place, see the people that live there, talk with some tenants and see if they love it or hate it. Then make up your mind.
Now if you can't come out and see the place beforehand, really listen to Olecapt. He really knows of what he speaks. Very good authority.
