I second that. You don't have to use any of their services. The proximity feature allows you to find properties within certain distances of a specific place. You can also search by school district.

Multi Listing Services...the house for sale is put into a main database for all subscribing realtors to view and potentially sell. Commission is split between the listing agent and the selling agent. For most sellers (not high end) this is the way to go, as it gets the maximum exposure to potential buyers. Each listing is assigned a unique MLS number.

That is right on.

The only minor carp is that high end properties are virtually always listed in the MLS though they may be pushed through other channels as well.

Low end stuff is more likely to be left off the MLS but that is reasonably rare.

You can go to Realtor.com if you want to pay 6% extra. You can also go to some of the free sites like [url=http://www.houseforsaleweb.com]Homes For Sale By Owner Online! Real estate investment opportunities here![/url] or a pay site like [url=http://www.forsalebyowner.com/]For Sale By Owner (FSBO): Sell your Home, House or Condo; Buy Real Estate; Get an MLS Listing[/url] There are a lot more options than paying a Realtor 6-7%.

Actually there are virtually none in the current market if you wish to pay the going rate. Virtually all REOs are listied in the MLS and they generally run at least 10% cheaper than FSBOs.

So you can buy a non-distressed house and pay a lot more. But you won't have to pay any RE agent.

I used realtor.com, ziprealty.com and zillow. No one site has it all and I found this to be a good combination. I tried some of the REO sites but I found them to be more hype than actual available properties.

I used Realtor.com some, but relied on my realtor most to do the sorting then send me the link to the listing. The listing info you get from the Realtor is good. For fun I love to look at BlockShopper Las Vegas: Real Estate news in Las Vegas
Its like small town info. Dr. Vegas has listed his 2.1 million dollar home. Its quite interesting.

You have to be careful of certian websites. They don't have a direct link to the MLS , instead they host realtors personal websites so allot of times they have listing that have expired on them.

And some listing agents do that on perpose to get you to come to their website and then when you inquire about a property the will tell you that it's sold, even though it's been sold for months. And they will tell you they have something else to show you. They aren't suppose to do that but unfortunatley there is always a few bad apples in every line of work.

The best place to go is WWW.realtor.com that is the official website for National Assocition of realtors.
