Gated communities - better resale value ?
I have an offer on a house in a gated GVR community. I see no added value to having a gate. It makes me feel no safer, and honestly I think it's an annoyance when I have friends over or food delivered or whatnot.
That being said - for resale value is being in a gated community something people want? If you had 2 identical homes in the same school district/area and one was gated and one wasn't.. would the gated home sell first or does it make no difference?

I would think that most buyers...especially new to LV...would prefer the perceived security of the gate.

I would feel safer. Most say it doesn't matter with a gate but still I feel it is safer.

many would not like the manned gate, but would like the electronic gate. The manned gate is quite expensive too operate.

the manned gate usually doesn't get driven through like the electronic gate, which means lower maintenance costs for the manned gate...

We live in a gated community and while I understand that it's not actually much safer because I see people "sneak" in behind cars all the time....
I do have children and REALLY appreciate the very very low levels of traffic which I attribute to the gate filtering through traffic out.
My previous home was not in a gated community and I stressed constantly about drivers running stop signs where my children played and about speeding drivers, etc.
In my current neighborhood it's RARE (very very rare) to see anyone speeding or being disrespectful in their driving at all. I attribute that to the likelihood that most drivers live here and choose to treat their neighbors with the same respect they want for themselves.
Long story short YES I absolutely would prefer a gated community but that's pretty much 99% because I have kids that like to ride bikes and walk to friends houses.

Manned gates are pretty effective particularly if combined with a rolling patrol...a common configuration. Expensive though. $100 upward on the HOA bill. They do stop nuisance crime and stolen cars. They can however be burglary magnets. People come over the walls and down the golf courses at night.
Unmanned gates do cut traffic down. You can though get much of that by the design of a development. If roads don't go anywhere nobody drives on them except the local traffic.
Sun City Summerlin is actually about as quiet as a gated community even though it is not. Aside from a few major streets there is no traffic and none of the major streets are interesting bypasses. In general it has lower crime than any of the gated communities. What you need is wizened old ladies watching every one....
I don't know whether you make out gated or not. The gates and the attached HOA fees turn some off. Others love them.
Manned gated is pretty upper...and again is a mixed blessing. You lose as many buyers as you gain over the expense. You can get up into the 300 and 400 per month as you get into the high security complexes.
