it was the same here in the 60's and 70's.....you guys got it because you supported us in Viet Nam....we got it cause some CS draft dodgers tried to justify their lacke of responsibility.....

It's funny..... your story reminded me of one that Mercedes from the 94.1 morning show told this year, where she'd go to the mailbox each day and always see this one neighbor who would never return a smile and would leave the minute she arrived to get the mail. Finally after a month, she asks him if there is something wrong, some reason he is avoiding her and not smiling. He claims that EVERY morning when Mercedes leaves to go to work, that she flips him off. She couldn't believe it, of course denied it. The next morning as she's leaving to go to work she realizes that she closes her garage door by holding up her middle finger, LOL! So this guy thought she was flipping him off each morning.....


Von....one of the great things about my old HOA was that they had a neighborhood welcome committee and one house was in charge on each street. Whenever a new neighbor moved in they'd be greeted by the committee member from their street and a few nights worth of dinners were provided to them, to help out since most people are frazzled and still unpacking. They also did this for new moms and the very sick. We actually had a great HOA.

I'm not saying this is totally unique to Las Vegas only, but it's not normal everywhere. I live in Seattle now, even high end SFR neighborhoods with homes ranging from 400k to the millions, are at least 50% renter occupied. In Las Vegas, you have a combination of the fact that "the homes are so cheap to own, that why would anyone rent unless they are a mess" attitude, along with the fact that locals are pretty upset over the events that took place in the last 6 years with all of the investors buying up their neighborhoods and not screening for good renters, and they in turn do not take care of things and drive the property values down. The city I am in now is the complete opposite. Homes sell for $200-300 a square foot and even those with a ton of money will chose to rent as you get more for your dollar. A home that would carry a 2400 mortgage or more can rent for 1800. But I did notice the negativity towards renters vibe there.

Anyone want to be cheered up today? Go to Zillow.com, and put in your address. I saw my house, on the beautiful, multi-colored graph, where they show you the value of your home, in 2005, 06, 07, 08, 09, 10, and 2011...you can see the graph, looking very much like a ski jump...all downhill...my house was valued at $325,000 in 2005...and now...drum roll please.....a high of $124,000 today....cough, cough...I think I will go lay down now.

Was this in Vegas? That is my ideal type of HOA. I would not mind paying a little extra for something like that.

Your figures are just about the same as mine. 2007=$360,000...Now=$130,000. The only difference is that I didnt pay the $360,000. Some other guy did.

True, it could be worse. I bought the house in 1993. But still..I could have sold it in 2005...oh well...I am still "ahead". Not like the guy next door, who bought his house, with $200,000 down payment...has a $100,000 mortgage. He is there for life...

My house in Portland in 2007 was $394K. Today it's $241K. I'm still not underwater on and it increased $3,800 in the last 30 days.

Not sure how that happened. But I like it!
