Default Rent price

I will greatly appreciate any one help.

I'm thinking of buying an investment house. I was wondering what can i ask for in terms of rent price for the house in the link below?

4568 Hearts Desire Av, Las Vegas, NV, 89115 - MLS ID#906019 - Single Family Home real estate - REALTOR.com® (http://www.realtor.com/realestateandhomes-detail/4568-Hearts-Desire-Av_Las-Vegas_NV_89115_1106564315 - broken link)

Dose any one know anything about that area? How hard is it going to be to rent this house?

Same model a few houses down rented for $1245 last month. The area generally goes 1150 - 1300 or so.

The area can be rough - particularly to the south. The general concensus around here is don't live south of Craig. It is however very convenient to Nellis. So it may well be an easy rental situation.

There are five comparables for rent of which one is close to 60 days. Others all under 30.

Can you sugest where i should look for?

I'm not for Vegas so i have no clue where to look for.

These are tough calls. Ouiji board stuff.

I personally would move west and north and pay a little more.

It is however not a clean call. Convenience to Nellis is a big advantage. I don't like it because you may hear gun shoots and the schools are pretty tough. The house is clearly of the sort that would appeal to a family so schools may be an issue. I would think you would do well renting it but not as well when you sell. It may however prove quite lucrative as a rental for a long time.

That of course presumes we will get to some sort of a stable RE market sometime in the future.

Another 2 cents.

We are not aware of your investment budget, but ...

I would agree that if you can move more north and west, your long term investment would be better protected with better tenants long term.

If the slightly larger investment gives you cause to pause, consider this. The many foreclosures we are experiencing is actually good news for you. You can probably attract the right (best) tenant who was making mortgage payments and maintaining their own home. That is a good thing for you because they are accustomed to caring about their home. Give them a great option a little further north and west and I think you will have a great investment without the concerns some rentors bring to investors.
