Greetings!!!!!!
I'm on my way to Vegas, and will be working at Nellis AFB. I'm planning to buy so looking at the Aliante and Eldorado areas. Safety and a reasonable commute are key requirements. Based on these communities, would anyone recommend one over the other? I'm curious about commute times to the base from these areas and major differences in the communities. I've also noticed all the vacancies in some of the areas and wonder if there recommendations in these areas based on what's happening with the housing market there now.

Very comparable communities. Harder to find good deals in El Dorado. El Dorado is older but holding up well. Aliante is newer and shinier.

Aliante is hard hit by the foreclousres. So better deals there.

El Dorado is closer and a quicker commute.

Note that parts of the NW have about the same commute as Aliante...Maybe 3 minutes more. NOt everywhere though.

If there are high school age children be cautious of which high school. Best is Shadow Ridge. Than Legacy. Be very cautious about Mojave.

I think they're comparable areas. i've found amazing deals in Eldorado (that was my 1st choice to look) but found an even better one a little bit north of there. Also, no masterplan fee. Aliante is really nice and new. I haven't seen too many homes available there in my proce range, but more are lowering every day. Just watch out for the fees. Aliante is great, but a masterplan fee and HOA fee really killed it for me.

Aliante is a master planned community with cerftain facilities provided as part of the master plan. So everybody in Aliante pays a fee of about $35 or so to the Aliante master association.

Then particular tracts may have an HOA with facilities such as gates or swimming pools or landscaping. That can run anything from zero to $200 per month for guarded gates, swimming pools and andscaping. Condos/Townhouses will be low priced but may have large fees.

T, I vote aliante or further NW.

Aqua, I have only had experience with 2 HOAs, both were bad. I can think of worse things to do to those people, lol.

Can't go wrong either way. A plus side to Eldorado is older homes, but some have large yards. Aliante is a bit nicer.
