Summerlin or Green Valley?
Hi everyone. Me and my girlfriend will be moving to Las Vegas within the next 2 months. I'll be working in Henderson, and from what I've gathered so far, the 2 best places to live are Summerlin and Green Valley.
I was wondering if anyone can give me the pros/cons of each place and more importantly a general idea of what the cost of living is (utilities, taxes, hoa, cable, etc.)
I'm moving from Fort Lauderdale, and have never been off the Strip when I've visited Las Vegas, so any information you can give me will be greatly appreciated.

Basically if your working in Henderson, then you should just stick with Green Valley. HOA depends on the neighborhood, some areas of Green Valley don't even have an HOA. Utilities greatly vary on sq. footage of home and how much A/C or heat you use. Taxes can be found out on the Clark County Assessors website. Maybe you should check the area out first to see if you really like it, instead of going blind.

Thanks for the quick reply. We're leaning towards Green Valley and definitely plan on checking out the area within the next week or two.
The reason I ask about the cost of living is because it needs to be factored into my expenses when I ask for my salary.
I'm checking out the Clarks County Assessors site now, thanks for the suggestion.

I'll second what the kid said. If your working in Henderson, live in Green Valley. It would be totally silly to live in Summerlin while working in Henderson. Although alot of people do it. The commute can get tiring, especially at rush hour.
Henderson/Green Valley is a beautiful area. So is Summerlin. They are both great choices. But you will save alot of money in gas and alot less headaches by living closer to where you work.

I wasn't sure if Green Valley was any better, or worse, than Summerlin, but from what you're saying they're pretty much the same.
So it's a no-brainer that we go with Green Valley then.
I'm researching the expenses now.

Third vote for GV or anywhere along the south to the east. You don't want to commute across town.
Costs are comparable in Summerlin and GV. Note that the neighboring communities are about as nice and a little less expensive.

Go with Green Valley. While costs are the same the schools are better in Green Valley (if that becomes an issue for you when you have kids). Both areas are great but Green Valley in my opinion is a bit better and since you work there you shouldn't give yourself the long commute by going to Summerlin.

In Green Valley
Utilities: Electric Low=$250/mo (winter) --- High=$600/mo (summer)
Gas Low=$50/mo (summer) --- High $300/mo (winter)
Water Low=$50/mo (winter) --- High=$150/mo (summer)
Taxes: Property = $3350/yr
HOA: $95/mo
Cable: $125/mo (this includes some premium channels and HS Internet access)

Our utilities are a little different, must be house size, ours is 1600 sq ft in GV Ranch.
Electric in Winter is 50 dollars, in summer, its 350
Gas in Winter is 150-200, in summer it is 50.
Water is 30 a month all year, we only have desert landscaping.
Don't know taxes, we dont own the house.
Don't know HOA, we dont own the house.
We have satellite for 83 a month through Embarq, which has HBO, Showtime, Encore, and DVR for two rooms. We also have HS Internet for 35 a month and phone for 70 a month.

$600 a month for summer electric??? That's alot!. Mine averages around $175-$200 most of summer and 250 for july and august only. Winter it's around what it is at lvkewlkids household. We conserve and suffer a little bit.
$300 a month for gas in the winter is quite high too. Someone must have a big family. We pay around $80 for the highest in the winter, but its mostly around $30 a month the rest of the year.
I'm thinking some of you have several people in your households so that is most likely why the bills are so high.
There are just 2 people in my household and 2 cats.
We are also in a 2 story 1600sf home.
