Default Investment property and average rents?

I'm thinking about buying investment properties in LV in the following areas: Silverado Ranch, Mountains Edge, Southern Highlands, Spring Valley, Green Valley, The Lakes, Seven Hills. My target price is about $100,000 for a SFH with around 1,500 sq ft of living space.

Can anyone tell me which are the more desirable locations for rentals? And what are the average rents for a house of that size in those areas?

I would like to take advantage of the real estate crisis to pick up properties for cheap, but am worried about the ability to rent them out given that there are so many empty houses around.

Geez, thanks for the great feedback and constructive comments. Your comments sure are helpful.

My TARGET price is $100,000 but am flexible up or down.

Green Valley is only one of the areas I listed. I know that it and Seven Hills are pricier and more desirable areas and unlikely to sell for $100K. I have done research about LV and am not naive to think that there are really cheap deals in those areas. But it never hurts to try, right?

I didn't hear any laughter or biting of tongues about Mountains Edge or Silverado Ranch. Or did I miss those?

Yeah, sorry honey, in all the areas you listed, no way is $100K going to buy you a house. Check it out, here's what's going on in my area. I live in Green Valley, about 1/2 mile from the District. There is a house across the street that went into foreclosure about a month ago, they are trying to sell it for $134,000 .... it's TRASHED .... and it's only 1400 sq. feet. A house about 5 houses down from that also went into foreclosure, and they picked it up 6 months ago for $200, but it's 2000 sq ft. corner lot and a pool. I'm just saying, if you are looking to spend that kind of money for houses, I would suggest not the areas you listed, otherwise, you'll spend double that on one house. That's my opinion anyway...

I am working with an agent on a short sell for $90k in Mountains Edge for a 1423sq ft house. No bids yet. Are you guys saying that this is a scam and I should run the other way?
