I'm looking at google maps, and places like Summerlin, and South Summerlin, and all the way down in the southwest corner...so many nice residential housing...

But...don't you think it would be cool if they had a random convenience store like a 7-11 every so often among them? Doesn't it seem like the quality of life would go up so much more? Maybe a few buildings that have schools for kids - random stuff like there nearby and available among them?

Or am I the only one who thinks that would be a higher quality of life?

The old custom was to allow light commercial at the crossing of section line roads. You can find that in older areas. One down side was that people held those corners and now can't get rid of them. See Durango and Ann or Durango and Alexander.

They went away due to resident resistance. There is no way anyone wants to live next or near to a 711. See the present battle at Tenaya and Craig about light commercial next to the pet cemetery.

Some truth to the resident concerns. It would cost the nearby property owners 15 to 25% of their home value I would estimate. YOu can actually see the value change where homes back up to active commercial.
