OK, on our way- some final rental help if you please...
Well after a lot of back and forth about different cities the wife and I have decided we are headed for Vegas and will rent a place for a year and see how it goes.
We are moving from PA. I have lived in AZ and CA before so this will not be an East/West culture shock for me but neither of us are very familiar with Vegas.
Our rental budget is 1300 or less. We are looking for a house, preferably at least 3 bedroom and we have 2 cats. A pool would be nice, but is not an absolute.
I'm 30 so we aren't looking for any retirement areas or anything like that. We'd like to be relatively close to shopping, etc. but could really care less about the strip. Schools are not an issue.
I'm self-employed and will probably also be renting an executive suite or small office so it would good to be relatively close to an area where these might be found.
We have owned our current home for around 7 years so we are definitely looking for a neighborhood that feels like a home and not just a "rental zone". That might sound hypocritical as a renter but hopefully it makes sense.
We are tentatively moving in 2 months.
Any suggestions on where we should be looking in this price range?
There are quite a few Executive Suite type places out here, most seem to run about $190 a week or so, fully furnished. If you go that route, be very careful where you choose, a large percentage of your fellow tenants will be hookers.
I like Green Valley; many like Summerline or The Lakes on west Sahara area. $1300 will get you a real nice apartment.
Don't even consider a house rental without a statement from the mortgage or lien holder that the owner is not in default. You would not be the first to pay thousands up front, only to be evicted a week later (happened to a co-worker last week).
Depending on when and where your landlord bought his house, $1300 could be less than 50% of his mortgage. Many renters end up having to go the roommate route to survive.

I particularly like the area known as The Lakes (89117) and Peccole Ranch. More so on the west side of the valley, but central enough that a trip to the Strip will be a 15-20 minute ride in the car from this general vicinity.
Family type neighborhoods, a bit older, so more mature landscaping. Relatively safe, EXTREMELY convenient and LOADED with shopping, banks, gas, casinos, restaurants, parks and the West Sahara Library.

It is also Summerlin, no Summerline.. You will be able to find a home for 1200 (not with a pool though..)... Rule of thumb for the North, is go North of Craig, West of 15
You will not be able to get a statement from a mortgage company or lien holder.. give me a break.. this is private information... However, you can look up on the net and see if any foreclosure notices have been given on a particular property.

Best areas of town are typically Summerlin, the Northwest, the North (but only north of Craig, west of 15!), the Southwest, Silverado Ranch, and most of Henderson.
You'll have lots of options. It's really a matter of personal preference (all of the areas have a different "feel").

Thanks, to clarify we could afford much higher rent than the 1300 I stated but based on the homes I've seen online it seemed that was a good goal price to find something comfortable but basic in a decent area.
Do you think that's a good price range or will we need to spend more to get a nice rental?
We are considering buying if we like the area after the first year so I'd prefer not to spend more on a rental than needed.
to give you an idea, my rental property is in North Las Vegas at Centennial and Bruce (a very decent area) and is gated... 1788sf 3br with loft, etc.. I rent it for $1200 (mod.. this is not advertising since it is rented already)....so you will have some options in your price range.. i really wouldn't spend much more on rent since you are throwing the money out the window... try to find an reo to buy.. at 1200, you could be in a 150k house

Thanks for the insight, I don't have any desire to buy until we're sure we actually want to stay in Vegas. We're optimistic but I don't want to commit to a purchase until we've lived there a bit.
That's a good idea. No place is right for everyone. Most people like Vegas, but there are always some who don't. You never know.
