I agree. The Europeans go to Miami, (and Orlando), that's about it. LV is much more commonly known. Half of the World lives in Asia, and my experience says many like to gamble, and love glitzy mega projects.

With being Canadian, I am considered a foreigner (I really don't feel like one though). As a foreigner my estate will lose 50% right of the top to taxes. I'm 50 years old and want to trade my two feet (plus) of snow every winter for your sunshine. I have been coming to vegas for 23 years and supporting the casinos and restaurants. I still want to support them but now I want a home. Wish me luck, I will be there in less than a week.

Hey charge on. There has not been a better time in recent history.
The Admiral was born a Canadian and remains one though she is also a US Citizen.
She feels Canada is a wonderful place to be from...particularly in January/February...and a great place to visit...July/August. ONe of her favorite places to recover is Candle Lake...north of Prince Albert...
But a big welcome...you are doing the right thing.

I am a realtor and yes the market is still going down, it is a good time to buy due to prices are at historic lows, interest rates were at a all time low unfortunately those just went up. If a realtor tells you that we are at the bottom I want their crystal ball.
The condo market is really soft, there are nice condos out there even cheaper than the $70,000 that you looked at however there is more to renting than just collecting rent. Are you finacially prepared to take on a property if the renter trashes it that you can fix it back up.
Do you know that if utilities aren't paid that in NV that the utility company can attach a lein on your property, so you need to keep utilities in your name. Also if you don't keep up your Home owner dues they to can attach a lein on your property.
If you live 50 miles or more from the rental property that you have to have a licensed property manger not just a realor that isn't a licensed mgr. This is a Nv law.
Are you prepared to evict someone that is behind in their rent or are a menace. These are things you need to take into considersation.

wrong.... You always have the tenants responsible for the utilities... Do you want to get stuck with their bills.. The utilities are in their name before they move in...
Wrong..... Its 60 miles and you can have anyone be responsible (doesnt have to be a realtor), it could be family member etc..

okay, now I'm confused. Do you keep the utilities in your name or your renters? I always thought you keep it in the renters name because they are responsible for it. Hmm 007 is right I haven't really thought this through.
So this would mean that I have to find a condo within 60 miles of my house? that's interesting, is my realtor suppose to know that because that person didn't tell me anything about this. Is this only for condos or for single family homes too? my realtor is trying to convince me to buy a single family house in northwest because my realtor said it's the fastest selling place and I have a better chance at a low price in that area.

again, utilities go in the renter's name.. before they move in
if you are going to manage your own properties, yes you have to be within 60 miles, otherwise you must appoint someone to do it... could be a relative, neighbor, etc...
your realtor is correct, the nw gives the best bang for the buck.. my rental is actually in the north and i have had no problems whatsoever... stay north of Craig, west of 15
and in my opinion, a sfr is easier to rent than a condo especially with pets...and the hoa fees are higher with a condo...
also you can put in your lease with the tenants that you have the right to inspect the home every 30 days (with them present of course..).. i check my house every month

I'm from France. I want to invest in Las Vegas, LV I find more interesting than California or Florida (there are too many foreign investors) I am looking for house with 3 bedrooms minimum located to make the colocation in the 89134 or 89103, if partners want me advised on the charges and income tax I will be delighted. For a few years against the established housing crisis in France and it will resell the property to buy in usa france ... and I will be happy to assist in my turn of the brave Americans who will advise me in the coming days.

Je souhaite investir à las vegas, je trouve LV plus interressant que la californie ou la floride (il y a beaucoup trop d'investisseur étrangers)Je cherche des maison avec 3 chambres minimuns bien situé pour faire de la colocation dans le 89134 ou 89103, si des partenaires souhaitent me conseillé sur les charges et impot a payer je serai ravi.
