Schools and home buying in Summerlin
Hi everyone. This is my first post but I have been lurking and searching on here for weeks. I have used the search function to answer some of my questions but I still have a few.
We are military and my husband is stationed at Creech. We moved here last Oct. and have been renting a home in Summerlin. We've come to really love this part of town and have decided to take advantage of some of the prices and buy our first home. In our rental, our five year old is zoned for Ober but not all of the homes we are looking at are zoned for that particular school. Many of them are zoned for Givens, which we've heard great things about but the concern for me is that it is switching to year round this fall. This may sound ridiculous, but would there be any validity in worrying about having her attend a school in a year of such transition? Or do you think it's unlikely that a different schedule would affect the quality of the education?
Another question is in our desicion to buy. We are beyond tired of renting. Six years and 4 states mean we haven't ever been in a position to buy our own home...which is part of our desicion once again. We could have to move anywhere from one to five years from now. The plan would be to rent it out if we have to move anytime in the next couple of years and the rent would be around $1350-1400 for a nice 3 bed, 2 bath 1800 sq ft home zoned for a good school and located in Summerlin. Would we have a hard time renting out a home in Summerlin for that? We pay $1250 for one that isn't nearly as nice as the ones we are looking to buy, but we don't know the going rate, just our personal situation. We are prepared to have to pay the mortgage on months it is vacant and also possibly have to charge a little less and make up the difference out of our own pocket.
Any input would be greatly appreciated. We are a jumble of feelings right now--excited to take the plunge but also wary. Some outside input that isn't blinded by emotion would be helpful.

What price per square foot are you going to pay? Summerlin is a good place to invest. I live in the part closest to 95, The Pueblo. There are some real good homes here, and this is the most affordable village of the 17 in Summerlin.
Don't sweat the year around schools; there will be more important battles to fight. You're not gonna do much better than Summerlin as far as the free schools go (in CCSD). Supplement your kid's education with free computer software for English, Math(s), and Geography. Teach them to avoid the "Bad Kids."

The ones we're looking at are between $104-117 per sq ft.

I would be looking for less than 80$ psf. What are the lots like? Any Views? My condo sold for 241 psf in April 2005. I paid 63.33 in January, less a 10% tax rebate. Which Village are you looking in? Are these brand new?

They're pretty new--many 2005, some a few years earlier. They're mostly scattered in northwest Summerlin. No amazing views.
I'll keep looking to see about getting a lower psf. The great homes are getting snapped up quickly and we feel like we keep sifting through the leftovers.

Just a word of caution about the Pueblos. While I think it is a beautiful area of Summerlin, I love the mature trees and it is very well maintained, it is zoned for Cimmaron high school which is not a great school. The elementary and middle schools are great. Other than that, I agree that you can't really go wrong in Summerlin.

Yes, that's a valid point. It's in the middle of the pack as far as CCSD goes, which isn't saying a whole lot. You can walk to The Meadows School from The Pueblo, but that is $$$$. I have been by C-M a number of times, and it appears to be civilized. At least one gun incident this school year, that I know of--3000+ students. I would pay extra to live in the Palo Verde Area of Summerlin--but they have some troubles up there, too.

look out for pipes out there you'll be digging your yard up and going though walls in your home..
look for a Gray pvc type pipe its called Polly pipe its been recalled out there..
if you get a home with it.. you'll have to pay for all the pipe replaced.
Just a heads up i made alot of money out there cus of same reason
