No miracles. We simply took it in the teeth up front. Our residental construction industry went away in 2007 and will start to come back in 2010. As financing finally begins to ease a number of projects on hold will pick up again.

I wouldn't say California and Oregon are much worse than Nevada when it comes to unemployment, just slightly worse.
Nevada 11.3%
California 11.5%
Oregon 12.4%
As far as things getting better here in the future, I hope you are right.

So should the unemployment rate drop to 0%, then you're going to say that everyone has a job here, not taking into consideration those that gave up looking for a job are no longer counted. We all now how the unemployment rate in this country is calculated, to lessen the shock effect. This is not Europe.
I worry more about my neighbors who are among the vast numbers that are underemployed, than unemployed.

Then California is in worse shape because some areas even have 25% unemployment and even a diverse economy has really took a toll on that state. When people talk about NV, its really talking about Las Vegas because most of the people in NV live in Clark County. So your comparing a whole state to a metro area.

I would say that California is worse off then Nevada. Much (if not most) of the reason for Nevada's boom were people fleeing the oppressive California Government for Nevada, which has very low taxes and a less burdensome regulatory regimen. Nevada is much better positioned than California to recover once the Economy recovers.

Which is now why Las Vegas is feeling the pain.. (or should I say, because of them)..
I actually knew something was bound to happen like this.. There are always consequences.

Are you saying too many Californians moved to Nevada too fast (and the Economy could not support such an influx) or did the new residents from California overwhelm the Nevada Government (strain on schools, services, etc)?

The over enthusiasm in Las Vegas was almost entirely of local making. The only thing the CA types did was move in make a kiiling and move out. Proving mostly that they are smarter than us Nevadans.
But it was Nevadans that built the trap and took the CA money. And it was Nevadans who took the pain when the schemes collapsed.
There are very few here who can glory in the skill with which they handle the debacle.
Survival was about the best outcome claimed.

Overwhelm the government, well it depends.. some parts of the metro were growing so fast the demand for schools was huge. I just think they over did it.. by building so many houses so fast.. Unbelieveable, I took a drive out on West Blue Diamond Road several days ago.. I couldnt believe how many homes they built there in such a period of time. At one point in a subdivsion over 65 homes were being built at the same time.. thats just crazy too.. Especially the people who bought them.. Now most of those homes are EMPTY. Its a shame, and It could have been prevented.
Unemployment just went up to 11.3, It may not seem like not much with .1% more..sadly it is.
And people are saying housing is getting better. The hell it is, this city wont be back on track the way it was for 2 years maybe even 4.
