I'm seeing a lot of interesting deals on Realtor.com on the east side near Nellis AFB and East Las Vegas. Can someone give me a run down of those neighborhoods? The crime statistics maps seem to indicate they're not too bad. I'm looking for something under $50k that's not in a war zone and is quiet. Jobs & schools not an issue. Thanks.

Unfortunately that area is among the most crime infested and run down parts of Vegas. For $50k you arent going to find much in the regards to something quiet in a good area.

Actually quite untrue. There are some quite nice little pockets.

The bad news is you can buy in there only with cash. For an owner occupant without cash the only hope is a HUD house.

To find one of those. note that they are open only to owner occupants in the early days.

The East Side is a nice part of town, a lot of shopping and restaurants are very convenient...It is a very green part of the city and I would say stay east of Maryland...

In my honest opinion I would'nt live there but thats just me you may find a decent little pocket but surrounding that pocket is a crime infestation. I do have a couple people I know who live there and most dont like it and would move if they had the means. Theres too much crime and its really run down. There is a few great nice people who live there but sadly the majority is crime ridden.

Default Near East or Middle East or Far East

The East is a nebulous term. Near East with roughly Boulder Hwy as a boundary is one of the more overlooked areas of town with well-established neighborhoods with urban comforts, many well-established, well-run older townhouse complexes and neighborhoods with well-built houses you won't find in any of the newer areas of town. Even older homes with cinder block construction and larger lot sizes.

If you take a drive through Ridgecrest near Sandhill and Flamingo, you won't believe you're in Las Vegas. You'll think they're still filming Leave It To Beaver there.

I'm not as familiar with Middle East and Far East. Although I once did home care on someone who had a house east of Lamb and Charleston, on the very bottom of the valley, where apparently the soil there is amenable to putting in basements. The house I worked out of had a really cool basement.

I've heard conflicting reports on Far East Sunrise Mountain area. Some good, some bad.

I have some friends that live at the the bottom of Sunrise mountain. They love their home but hate some of the neighborhoods they have to pass through to get to and from home and work.

FAR EAST isn't too bad, but everything else is garbage. Plus there are NO freeways on the east side. Anything near nellis is pretty awful

The really good deals you are finding on realtor.com are not always good deals. Some of those places are cheap for a reason, it usually is because of a bad location i.e. Nellis area, or the house has been completely trashed. Chances are the pics on Realtor are not showing you that part.

But to answer you question, I do not like that side of town. I feels... blah. It completely lacks character and its depressing; especially the area around Nellis. I don't mean to generalize the entire East Side, but I think I know the area you are looking into.
