Default Anyone Familiar With The Paseos Community?

I'm flying out to Vegas in about a week on a house-hunting trip and have been reviewing houses on the market in the Summerlin area on the MLS. (My DW and I came out last year, but that was just to scout out neighborhoods; this trip we will be looking at individual properties.)

I found a house in the Paseos development that looks interesting, but I'm not familiar with that particular area. The areas we looked at last year were inside the 215. I conducted a search of the forum, but really didn't find any info. I did google it and come up with some general info, but I was just curious if any of the posters here could provide any direct input.

Any comments/thoughts appreciated.

I live just a few minutes (3-5 minutes) south of the Paseos.
I can only speak for the area (as opposed to the Paseos community specifically), but this area is pretty peaceful, very convenient, very scenic. You'll have amazing views of Red Rock Canyon.

No more than a 3-5 minute drive away:
(1) parks (playgrounds, tennis courts, soccer fields, ...)
(2) stores (Best Buy, Lowes, Borders, Bed Bath Beyond, Costco, Albertsons Grocery, Bank of America, Wells Fargo Bank)
(3) Red Rock Resort (casino, movie theatre, bowling alley, restaurants)
(4) restaurants (casual and formal)
(5) schools
(6) I-215

No more than a 15 minute drive away:
(1) Red Rock Canyon
(2) Summerlin Hospital
(3) more stores (Barnes Noble, Pottery Barn, Whole Foods, Smiths Grocery, Pier One, Sports Authority)
(4) Post Office
(5) more restaurants (casual and formal)
(6) more schools
(7) more parks

Before I purchased where I did, I gave the Paseos good consideration. Driving through the community multiple times, I liked the homes (from the outside) as well as the layout.

I live in the Paseos. It actually consists of several smaller subdevelopments - some are gated, some have much larger houses, some are condos, etc. So my guess is you might get different responses depending on which subdevelopment you are looking at.

I live in one of the lower-end developments (I think) but I like it. It's really quiet and I haven't had any issues like crime or anything (knock on wood). Like the previous poster said, it's pretty easy to get everywhere since you're right next to the 215.

Paseo was a 2005/2006 build in the far western edge of Summerlin.

Hit very hard by the foreclosure mess. Ground zero place. Sales are at roughly half of what they sold for initiallly. A lot of it is already behind us but the Paseo will likely have to fully turnover before it is stable.

Tends toward tight lots though some very nice up scale homes in the mix.

Nice feature is the distributed park that runs diaganolly across the community.

Mostly too expensive for good rentals...so likely to come out owner occupied in time.

Thanks for the info, although I wasn't too happy to hear that it is a ground zero place. You are definitely right about prices dropping by half. The house that is of interest to us was initially sold in October 2006 for $808k. It is now on the market for $395. Actually, it appears that it went on the market on May 15th of this year with a price of $449k, was lowered to $424 on June 2nd, and then went under contract sometime after that, but the contract fell through and it went back on the market last week at $395.

The Paseos is almost the furthest west you can get in Summerlin (until they release the land that's just west of the Paseos that's literally right next to Red Rock Canyon).

Realistically, probably about 20-30 min from the strip (depending if you hop onto 215 and come up the 15 versus 215 to summerlin parkway to the 95 to the 15 versus going straight down sahara/desert inn/etc.).

olecapt is spot on.

with that said, the foreclosures that i saw in the paseos earlier this year (jan/feb) were all remarkably in really good condition. i.e., you'd have no idea it was a foreclosure (definitely were not the horror stories that you hear about from time to time).

About how long would it take to get to the Strip, say MGM?

From this part of Summerlin:
To get to the southern end of the Strip (Mandalay Bay, Luxor, MGM), by way of I-215 then exiting either S. LV BLVD or Tropicana, will take you 25 minutes. I work at UNLV and take very nearly that same route each morning (takes me 25 minutes).

To get to the northern end of the Strip (Wynn, Palazzo, Fashion Show Mall), by way of Summerlin Pkwy then 95 South then 15 South then exiting Spring Mountain Rd., will take you 30 minutes.

If most interested in a home on this western edge of Summerlin, if you had the chance, you may want to do a walk-through of the model homes in the developments of Summerlin Centre (Montage, Travata, Traccea). These are brand new homes, some being constructed as we speak.

I live in the Montage community and would be more than happy to DM you more specifc info about them.

Bye the way, does the Bethesda portion of your post-name refer to Bethesda, MD? I lived in Bethesda the year prior to moving out to Las Vegas.
