there are bad neighborhoods close by but they really are not as bad as you think..i i live up on sunrise mtn ..ad i am planning to have my wedding at stallion mtn...i love that place it is soooo beautiful like a totally different world once you go through the guard gate!!! is quiet and peaceful and there is a members clubhouse with a little resturant/ bar area just for members of the community - made me wish i lived there - the houses are all single story - which makes for privacy a bit..its quiet and beautiful there - plus you have sams town right there which can be convienent for out of town guest or just for recreation

think of it as a guard gated oasis!!

I have lived here at Stallion Mt. for 5 years. It is a great place. I do have a 1416 sq ft home for sale or rent. It is two bedroom and a den. There are plenty of homes for sale in many different price ranges. The bigger homes on the golf course are the highest price. I have lived on the east side for 21 years. It is not a bad area at all. There are new and old areas all over town.
I like the east because in the morning you drive away from the sun and the same for the afternoon drive coming home. There is two malls close by and plenty of other stores even closer. A hand full of local casinos are just around the corner. Traffic is nothing like the Anthem or North west. There it is bumper to bumper for hours. See you when you get here.

DO NOT discount the smell of the treatment plants. During the summer months, especially at night the smell of, well the best way to discribe it is fecal matter, is horrid

My husband and I are coming out to Vegas in a couple of weeks to look for a home. The real estate agent we are dealing with is leaning towards Stallion Mountain or Aliante. Since we don't know the areas at all and don't know anyone that lives there any feedback or suggestions would be much appreciated. Any other areas we should consider. We want an age restricted communtiy but don't want to pay more than $150,000 and do not want anything that has really high association fees.

Since your from Montana you may find it hard to get use to homes being so close together. As a fellow Montanan my husband and I both had a hard time the first year getting use to the closeness of the homes.

If you don't need to be in a 55 and older there are great deals on new homes in Tuscany in Henderson which is in a guard gated golfing community and they have brand new homes starting at $159,900 up to $192,900 . That community just dropped the prices of their new homes 25% it was origianlly being built by Rhodes homes but has been taken over by Dunhill homes.

Our incentives are 3% towards closing costs and granite, upgraded cabinet and appliances.

HOA fees at Tuscany is 165/mo. which includes 24/hr guard, basic cable channels, common areas and access to the amenities they have a 35,000 s.f. recreation center .

That community has a nice open feel to it, it's on the way to Lake Meade,
it's about 40 mins to the strip. Good luck

Joann, it is going to be very difficult to find houses in your price range in the 55+ communities. You may be able to find a few very small square footage homes available in two or three of the retirement communities but generally the beginning price point is at least $200K. The monthly dues generally fall in the low one hundred a month range.

Did your agent show you new homes in Stallion mtn as well, because they have really lowered their prices that you may get a new home for the price of a resale.
Also if you don't mind driving to a golf course, there is another property called Ardiente 55 and older community in North Las Vegas that doesn't have a golf course. There are resale's in there less the $150,000, That community has a great Rec-center and tennis courts, bocce ball, pools hot tubs, sauna, it is 5 yr old community.

There are also brand new homes in that community starting at $158,990 if you were to purchase with the standard amenities which are still very nice. Here is a link for you to check out Ardiente:

Your realtor may not know about this property, it's a beautiful guard gated community.
You might ask your realtor to show you this community as well. If your realtor isn't familiar with Ardiente tell your realtor the subdivision name is RUNVEE HOBART .

I looked up the 55 and older communities all over Las Vegas and the surrounding area's and I can see why your realtor is taking you to Aliante and Stallion Mtn that is where a majority of homes are for sale in your price range also sun city Alinate and Sun city Summerlin. A couple of other 55 and older communities showed up as well.

Not too bad. There are about 60 between 100 and 160

Lots in Sun City Summerlin, Aliante, Solera, Stallion Mountain. Less than I expected in Anthem,McDonald Ranch.

The Stallion Mountain Golf Course and Club House (on West Flamingo) closed in July 2008, and last time I was out that way (September of 2008) the golf course was brown and in disrepair.

Unless someone bought the property since then and has refurbished it and re-opened the clubhouse that is. It looked terrible and the people who bought homes on the course and paid the lot premium to do so were SOL....

It's a nice area, but if the course and clubhouse are not re-opened, you can't consider it an amenity if you purchase in Stallion Mountain.

Anyone have new info about the clubhouse and course being refurbished and open?

Course is still closed MomMom. I played it 4 years ago as a tourist and it was in terrible shape, not surprised at all by it's demise. Can't say what has happened to the clubhouse.

OP, there are plenty of homes available in Aliante which is a good area, close to 215 with several new shopping centers within a 5 minute drive. Aliante Station is literally right down the road with very good restaurants and has a fireworks display on July 4.
