The bargains are hard to get and you will be bidding against people with serious money. In all honesty, you need to be here to do it. There is a lot of competition for anything that's a hot deal and the properties @ 100K. Pricing is a total game and you need to be on top of prices to be able to see if a listing is below market or a wishful dream.
If you are shopping at the bottom of the market there's not much commission for a realtor there either.
If I was in your place, I would spend a few weeks here and make a deal with a realtor to find what you want. See most of the residential areas of Vegas and decide where you want to buy. Learn as much as possible.
Now if you are looking to spend 300K or more you can fly in and buy one. There aren't as many buyers in that price range.

Again some gaming going on but really not that hard to buy @ 100K. Need to find the right people, don't be greedy, persist and you'll be successful. Still get some calls on some properties available in that range but I'm takin a siesta.

I know in a few instances the bank took the highest offer where the buyer needed financing. A couple of times the bank got back with us when their buyer couldn't get financed, to see if I'd still pay the price that they did accept and of course I said no. I've never paid full price of above on any real estate and I sure don't plan on it now.
40 offers is crazy, I won't play that game. I expect there will be plenty of time over the next two or so years to buy a great second home. The market now is building into another bubble and we all saw what happened just a couple of years ago with bubbles. A patient investor always comes out fine in the end.
For now I just sit back read this fourm, follow the market, and I'm sure something will come up.
