C2 Lofts look great on the web as does Panorama North. On their website C2 Lofts sell for $680k to over a million. But in Realtor.com I see them as low as $209k MLS #972864 -- looks great to me. Boca Raton seems good too but I worry about the HOA fees and viability for both Panorma and Boca Raton.
Olecapt, what do you mean by "ultimate dice roller" for Meridian? Those look especially low priced compared to others, is there something wrong with them?

Boca Raton is in bankruptcy there is some serious problems going on in there. Boca is a cash only property due to the litigation at this time.
Most Highrise properties don't have allot of folks living in them, so to say Panorama North would be a ghost town just because it is only 30 % sold out is not a reason to not purchase there. Places like Turnberrry Place that have been sold out for years doesn't have allot of folks living there year round either and that is because most folks that own them use them as vacation homes.
You should visit these properties, in person to get a feel of what you like.
Almost all properties allow small dogs and cats.

C2 lofts are beautiful close to shopping and the 215 for easy access to the strip. Their prices have dropped substantially as they have become victums of foreclosures and short sales that have caused the lofts to become worth less.
Meridian has serious issues regarding litigation, and they are a condo conversion that wasn't done that well. Remember is something is really cheap there is a reason and it's not always good.

As 007 says Meridian is in substantial litigation. It is also an older facility. But it is actually a pretty nice place for a vacation home if nothing really bad happens. Note that it has gone very heavily to investors in recent months. So it ain't gonna be an owner occupied place.
And it actually is quite a nice facility.
The C2 Lofts are quite unstable. There is only one actual sale at about $275K and that was a REO. There are 6 or so for sale all over the map. One short in contingent status. Looks to me like they will end up with the other condos someplace around $100 to $120 per SF. Too soon to tell though.
As to whether Spanish Trails is worth the HOA..compared to what? It certainly has tight security and peerless facilities. Compared to say Boca Raton or the other mid rises ? Pretty good deal actually. And that is a nice Country Club. A social membership if you are not a golfer...Pretty nice. And ten minutes to the strip.

Thanks for responding to my question. Compared to say Canyon Gate, which is less than $300. Or Siena, which is around $220. As I have never been to Spanish Trails I may not be comparing apples to apples, which is why I asked if the amenities there are worth $500, which is significantly higher than what I've seen for other communities. Our next house-hunting trip to Vegas will be just after Thanksgiving, and we plan to visit Spanish Trails at that time. It looks very nice from what I've seen on line, and it definitely is very convenient to the Strip.

Spanish Trails is beautiful, the homes are older in there. There are celebrities that call Spanish Trails home, they have very tight security, if that is important to you. They just did a big remodel on the club house Unfortunetly since they have remodeled allot of members not paying dues or using the facility they have lowered the dues to get more people involved. It is about 5 miles from the strip.
Canyon Gate is beautiful as well it is about 12 miles from the strip.
If your going to only be using this property only 4 days out of a week do you really want a house, you will have to hire a gardener especially in these communities I just mentioned. You might want to consider a town home in a nice community, less maintenance to worry about.

NOte that Spanish Trails has a substantial set of Townhouses. The range from the mid 200s to around $500. Substantially all the grounds in Spanish Trail Townhouses are maintained by the Association. Individual properties have zero to a courtyard to take care of.
That is one of the places those big fees go to.
Canyon Gate has nothing similar though there is a low end conversion on the next corner.

Thank you all for your information. I just returned from a couple days of viewing homes and condos. For homes I liked the Anthem area. But as this will be a vacation home used only a few days out of the month I'm leaning toward condos. Manhattan felt too much like an apartment complex to me. Panorama Towers seemed like a ghost town (actually One down by Boca Raton seemed the most abandoned). Signature seemed nice to me but kind of sterile. I actually liked the Trump Towers the best. I know not everyone likes his style (or lack of it) but I have to say I do. I also like that it right next to the mall and a walk to other casinos on the strip like Mirage. I also like that it is tied to the Trump name in the hope that perhaps he will strive to keep the place afloat so that it doesn't tarnish his brand. Units there now begin at $300k. I'm curious what others think about that price in Trump Tower for 500 square foot studio. I wouldn't be renting it out just using it as a vacation spot. If prices are about to fall on this or others, I would wait. I read Olecapt's postings a couple years ago warning about Trump prices and he was exactly right. I wonder if the prices still have more to fall or if $300k is likely near the bottom. Also any feedback on Trump Towers and single family homes in the Anthem area. I staid at Palms Place and really liked it as well but it's not walking distance to anything worthwhile.
