High End Homes
I am looking for a good value high end home, preferably single story as I am in 50s, in Las Vegas. I picked few communities, Summerlin, Mountains Edge, Pinacle Community (Sable Creek) etc. Sable Creek seems to impress me with great deals and tones of foreclosures. MY budget around 250K to 300K. I am looking for single story ~3000SF or double story around ~4500SF. What do you think?

MediocreButArrogant is right. A home in the $250-300k range does not classify as a high end home. A high end home in the Las Vegas/Henderson area starts at around $650-750k and can go as high as $12-15 million. However, given how much properties have dropped in the past year or so, you should be able to get a pretty nice, and spacious, place for that price.

what is your idea of "high end"?
in summerlin, even considering foreclosures, for your square footage (3000-4500 square feet), you'll be pushing your budget. i believe mountains edge is a little more price friendly than summerlin, but will still be pushing your budget.
with that being said, what i consider to be "high end" and in summerlin, even with the downturn in the market/foreclosure situation is still over 600k.

As long as the op sticks with the usual tract houses that are packed in so close together you can hear your neighbor rip one off when he gets up in the morning, he might get lucky with a low ball offer on something like that.
As for a real high end home, my sister just sold her 4000 sq ft custom sitting on three acres in the NW part of the valley for 765,000. Total time on the market at that price was less than 4 months. The home was worth more a couple of years ago, but even in this market she made enough to bank a little money at close.

My defination f "High end" would be Rancho Circle......and the Gardners house is more then $350
|

My definition of a high-end home isn't one that costs $250k. It's one that costs $250k to furnish, and another $250k to landscape, and is worthy of being on the cover of a luxury homes magazine.

This all depends...if you want a 3000 SF single you likely will not get it in Summerlin or Green Valley etc. The larger units are likely to end up in the north or northwest. True of the two stories as well.
There appear to be about 9 singles and 16 two stories in the valley that meet your needs.
