Well, in a manner of speaking, anyway.

I made an offer on a house at $78k under asking price (about 15%). The sellers countered by coming down $53k, leaving us $25k apart. Rather than increasing my offer (as suggested by my agent), I countered back with my original offer in a take-it-or-leave-it gesture. The sellers just agreed to my offer and I am now in escrow on a SFH in Spanish Trail.

Congrats and nice to know. In spite of what we are sometimes led to believe around here, still a buyers market (at least in that range).

If I go that route, I'd definitely offer 15% under. Although $78k seems like a lot, 15% is pretty reasonable. Way to stick to your guns, though. If it was a place I wanted, I probably would have countered half the difference. Maybe that's my problem with poker!

PARTY AT CLOSING AT MADMAN'S HOUSE... ILL BRING THE MARGARITA MACHINE. Just like i say.. if its a high dollar house, offer 10-20 below... If its under 150 - list to 10% up depending on area...

Don't bet on it. In September we lost a 455K bid on a 378K REO listing. The house was fair market at around $500K.

Presently dickering for a fantastic house that is not quite finished for less than half what has been spent on it.

The big loft house on Rockstar at Fort Apache and Alexander is still there. Well over a million into that place. Needs another 150K to finish. Floors and appliances. Around 5000 SF with the best views anywhere of Las Vegas from its cupola sitting room. Under 500K and it is yours. Pick up the next lots cheap as well. The trick is that one of the liens has to be bought off and the bank holding the paper won't do it.

And Congratulations MadMan...It always feels good when you pull one of those off....Particluarly if it a house you really want.

Thanks everyone for the warm welcome and the good wishes. The only downside is that I apparently waited a couple months too long to move to the desert. The D.C. area is having an historic snow storm this weekend. It will be by far the greatest December storm in history and may even rank among the highest snowfall totals ever. The snow started falling earlier this evening and won't stop until sometime Sunday morning. Predictions are of up to 2 feet to 2 1/2 feet of snow before it is all over. Now keep in mind, we only average a few inches of snow for an entire winter!

And I understand it reached 63 in Las Vegas today.

If only I had bought a house during my August house-hunting trip. I'd already be in Vegas.

And I heard that it reached 63 today.

Now that is what I'm talking about!
